Reports To: Property Manager, Maintenance Supervisor, or Maintenance III
Summary: The Maintenance II role supports the Property Manager and Maintenance Supervisor/III by maintaining the physical integrity of the property to provide a safe and welcoming living environment for residents, visitors, and staff. This role involves identifying and resolving property issues, performing repairs, and contributing to preventative maintenance to prevent future problems.
Key Responsibilities:
Resident Services
- Responds promptly and professionally to resident maintenance requests.
- Completes work orders accurately and ensures repairs are resolved efficiently.
- Maintains clear communication with residents regarding repair timelines and updates.
- Promotes and protects the reputation of the community and Evergreen through respectful interactions and high-quality service.
Property Maintenance and Repairs
- Performs general maintenance tasks, including electrical, plumbing, HVAC, and carpentry repairs.
- Ensures make-ready repairs and services are completed correctly and on schedule.
- Assists in troubleshooting maintenance problems and recommending effective solutions.
- Documents all completed maintenance tasks in the work order system.
- Performs preventative maintenance to reduce long-term repair needs.
Grounds and Facility Upkeep
- Maintains property grounds, ensuring they remain free of litter and debris.
- Rakes, sweeps, and shovels as needed to maintain walkways and community areas.
- Reports unsafe conditions immediately, such as broken gates, steps, or exterior lights.
Safety and Compliance
- Maintains a “safety-first” mindset and uses safety equipment consistently and correctly.
- Inspects tools and equipment regularly and keeps them in excellent condition.
- Notifies management immediately of potential safety hazards, including hazardous materials or spills.
- Assists with completing safety checklists and ensuring compliance with OSHA, ADA, and other safety standards.
Inventory and Procurement
- Assists in tracking inventory of spare parts and maintenance supplies.
- Supports the procurement of necessary supplies and materials.
- Informs management of supply needs and equipment status.
Vendor and Contract Management
- Assists in collecting bids and coordinating with outside vendors for contract or repair work.
- Provides feedback on vendor performance and contract work outcomes.
Team Collaboration and Leadership
- Supervises Maintenance I or Janitorial staff as directed by the Property Manager or Maintenance Supervisor.
- Assists with onboarding and training new maintenance staff as needed.
- Fosters a collaborative and professional team environment.
Emergency Response
- Remains available for emergency repairs and on-call duties on a rotating schedule, including weekends and holidays.
- Responds to emergency situations promptly to ensure resident safety and minimize damage.
Qualifications:
Education and Experience
- High school diploma or GED required.
- Minimum of 2 years of general maintenance experience in residential or multi-unit properties.
- Trade school certifications in HVAC, electrical, or plumbing are preferred.
Skills and Competencies
- Problem-solving: Identifies maintenance issues and develops effective solutions.
- Technical Proficiency: Skilled in using hand tools, power tools, and measuring devices (e.g., voltmeters, gauges).
- Communication: Communicates effectively with residents, vendors, and team members.
- Customer Service: Handles resident concerns with professionalism and courtesy.
- Organization: Maintains accurate records of completed tasks and inventory.
Additional Requirements
- Valid state driver’s license and auto insurance.
- Ability to lift and move up to 50 pounds regularly and up to 100 pounds occasionally.
- Must be available for on-call emergency services.
- Ability to adapt to changing work priorities and perform tasks under pressure.
Work Environment: This role requires both indoor and outdoor work in varying weather conditions. The position involves frequent standing, walking, and performing physical tasks such as climbing, balancing, kneeling, and lifting. Noise levels may vary, and exposure to airborne particles and fumes may occur.
