Plans, directs, and coordinates activities of workers engaged in repair, maintenance, and installation of machines, tools, and equipment as well as maintenance of buildings, grounds, and utility systems. Manages all phases of security at campus. **This position requires on call**
Essential Duties and Responsibilities:
1. Plans, directs, and coordinates activities concerned with the operation, repair, maintenance, and construction of facilities, equipment, buildings, and grounds to minimize interruption and improve efficiency. This includes maintaining records and file systems.
2. Inspects plant facilities and equipment and reviews inspection reports to determine repairs, replacement, or improvements required
3. Assigns workers to projects.
4. Develops preventative maintenance program and maintains appropriate inventory of parts and supplies
5. Obtains bids from outside contractors for work outside the scope of the staff
6. Assists in the preparation of the operating and capital budget for the Maintenance and Security Department and administrates the department in a cost-effective manner. Coordinates requests for Capital purchases through the Executive Director and Executive Facility Management
7. Oversees the maintenance of buildings, grounds, equipment, and facility vehicles in a manner which considers safety of residents and staff while complying with state and federal regulatory code
8. Member of life plan community’s safety team/committee
9. Responsible for the safety and security of campus overseeing the 24-hour operation of security and personnel scheduling
10. May be assigned the responsibility of overseeing the issuing of ID badges
11.Responsible for recruiting, hiring, orientating, scheduling, counseling, disciplining, and evaluating Maintenance and Security employees
12.Support and uphold all federal, state, and local regulatory laws and standards and EverTrue policies and procedures
13.Works with township officials and local fire department to meet regulatory requirements
14.Oversees snow and ice removal and lawn care
Qualifications, Knowledge, Skills & Abilities:
- 3-5 years’ experience in Plant Operations Management with considerable knowledge of electrical, HVAC, plumbing, carpentry, painting, and equipment repair
- Related college degree or coursework preferable
- Valid driver’s license required
- Certified pool inspector
- Experience managing staff
- Knowledge of security area desirable
- Intermediate computer skills utilizing Microsoft Word and Excel

A well-lighted and ventilated working area that has its own temperature control system (air conditioning and heat). May be assigned to outside work. Is frequently in contact with upset residents. Exposed to moderate noise level.
