The BIM Modeler is responsible for creating, managing, and maintaining detailed 3D Building Information Modeling (BIM) models for MEP systems in commercial construction projects. This role involves close collaboration with project stakeholders, including architects, engineers, and construction teams, to ensure that designs are accurate, coordinated, and aligned with project requirements. The BIM Modeler supports the project lifecycle by resolving design conflicts, performing constructability reviews, and ensuring the integrity and consistency of data across all BIM models.
ESSENTIAL FUNCTIONS OF THE JOB AND THE PERCENTAGE OF TIME SPENT ON EACH FUNCTION
25% - Model Creation and Maintenance
o Develop and maintain accurate 3D BIM models of MEP systems using industry-standard software (e.g., Revit, Navisworks).
o Update models to reflect changes in project design or construction documentation.
20% - Coordination and Collaboration
o Collaborate with architects, engineers, and construction teams to ensure model accuracy and alignment with project specifications.
o Perform clash detection and resolution to address design conflicts across disciplines.
15% - Quality Assurance and Compliance
o Ensure that models meet company and project standards, including data integrity, consistency, and compliance with BIM Execution Plans (BEP).
o Conduct regular model audits to identify and rectify inconsistencies or errors.
15% - Project Support
o Utilize BIM models to support quantity take-offs, cost estimation, and constructability reviews.
o Provide insights and recommendations to improve project efficiency and resolve design challenges.
10% - Lifecycle Integration
o Assist in leveraging BIM data for facility management and operations post-construction.
o Ensure models are developed and maintained for long-term usability and lifecycle management.
5% - Technology and Process Improvement
o Stay updated on the latest advancements in BIM technologies and workflows.
o Suggest and implement process improvements to enhance modeling efficiency and project outcomes.
10% - Other duties, as assigned.
Requirements:Minimum Qualifications:
Associate or bachelor s degree in engineering, Construction Management, or a related field preferred.
2 years of experience in BIM modeling, with a focus on MEP systems in commercial construction.
Proficiency in BIM software, including Revit, Navisworks, and AutoCAD.
Strong understanding of MEP systems, construction processes, and building codes.
Excellent attention to detail, problem-solving, and organizational skills.
Ability to work collaboratively in a multidisciplinary team environment.
Familiarity with BIM standards and industry protocols (e.g., COBie, IFC)
Preferred Qualifications:
Experience with Dynamo or scripting for BIM automation.
Knowledge of project management tools and software.
Certifications in BIM-related software or methodologies (e.g., Autodesk Certified Professional).
