Job Summary

The Maintenance Worker II will perform scheduled preventative maintenance on air conditioning, heating equipment and machinery as required. Respond to priority calls for maintenance assistance in all departments on campus, take part in snow removal on grounds.

Essential Job Functions

  • Regular, consistent, on-site, and timely attendance.
  • Fire boilers and control the generation of steam supply (pertains specifically to Boiler Operator position).

Start, stop, adjust and regulate water and fuel flow to maintain system pressure.

  • Monitor equipment functions to insure operations are within specified limits.
  • Operate equipment according to established procedures or instructions.
  • Start cooling systems and regulate chillers, pumps, drives, and cooling towers.
  • Control the supply of chilled water to HVAC equipment.

  • Monitor equipment functions to insure operations are within specified limits.
  • Operate equipment according to established procedures or instructions.
  • Maintain equipment logs of pressures, operating, temperatures and times.
  • Track, trend and reviews gauge readings and operating data.

  • Adjust or regulate equipment according to findings.
  • Test city water, boiler water, condensate water to determine physical parameters.
  • Determine hardness PH, chemical contractions.

  • Measure, dispense, and inject chemicals into system process based on test results.
  • Track, trend and review chemical process to control water quality within specified limits.
  • Identify and diagnose equipment malfunctions.
  • Determine most efficient method of repair and impact on operations.

  • Schedule and perform repairs; coordinate with hospital departments as required.
  • Perform and assist other maintenance personnel / trades with installation of equipment within the plant.
  • Maintain emergency generators.
  • Perform weekly / monthly maintenance, monitors temperatures, pressures, voltage, and amperage when generators are in service.

  • Monitor status of electrical switch gear; identify emergency and stand by circuits when activated.
  • Perform Preventative Maintenance on small equipment and appliances.
  • Clean, repair, and rebuild pumps, motor assemblies, valves and other equipment as assigned.

  • Forward completed PM sheets to Facilities Office for closure and filing.
  • Maintain a clean and safe work environment in the Boiler complex.
  • Keep equipment clean.

  • Swipe / mop floors.
  • Paint pipes and equipment.
  • Repair insulation, or other duties as needed.
  • Conduct daily inspections of machine rooms, HVAC and heating systems and building equipment
  • Record and file operating temperatures and pressures ensuring they are within prescribed limits or parameters.

  • Make adjustments to equipment outside of specified operating limits.
  • Identify, determine and report cause of malfunctioning equipment.
  • Perform minor repairs on equipment during evening / night shift.
  • Drain and dismantle equipment.

  • Repair or replace defective parts.
  • Adjust moving parts and instrumentation to return equipment into operating condition.
  • File appropriate repairs / work orders.
  • Perform monthly / weekly preventive maintenance on equipment.
  • Inspect, clean and lubricate equipment as specified by procedure.

  • Change filters, belts and other consumable items on a regularly scheduled basis.
  • Complete PM work orders within the assigned time period.
  • Continue jobs started by others during night and evening shift.
  • Assist other tradesmen / contractors in the installation and maintenance of equipment and mechanical equipment.

  • Respond in a timely manner to priority calls (pages) for maintenance assistance from other departments and patient floors.
  • Perform services as requested.

  • Render assistance to patients / visitors.
  • Redirect assistance to appropriate party or defer to maintenance supervisor for resolution or actions.
  • File work order regarding services performed.
  • Other related duties as assigned.
  • Required Qualifications

  • High School Diploma, GED or higher level of education.
  • Preferred Qualifications

  • A minimum 3 months of work experience or educational / technical training, demonstrating knowledge of electricity, plumbing, HVAC, A.T.S. door hardware, casework components and various finishes.
  • Journeyman’s certificate.
  • Associates degree in Refrigeration, Heating, Ventilating and Air Conditioning Technology.
  • Certificate of completion – Refrigeration Transition and Recovery, Types I, II, III, IV, Universal. Two (2) to Three (3) years in the installation and maintenance of commercial HVAC systems or Two (2) to Three (3) years’ experience in the operation and maintenance of commercial and industrial HVAC systems and associated control systems.
  • License, Certification & Clearances

  • Act 34-PA Criminal Record Check from the PA State Police system
  • Valid Pennsylvania Driver’s License (if out of state hire current Department of Motor Vehicle record report required and obtain PA Current Driver License within 30 days of hire).
  • Supervisory Responsibilities

  • This position has no direct supervisory responsibilities, but does serve as a coach and mentor for other positions in the department.

  • Incumbent will be scheduled based on operational need (rotate shifts, standby, on-call, etc.).
  • Travel may be expected locally between Independence Health locations.
