Summary/Objective: This position is responsible for all aspects of building maintenance. This position is required work about 20 hours per week during the morning hours with some schedule flexibility.

- Conducts regular property inspections and takes appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal
- Establishes and executes preventive maintenance procedures. Maintains accurate records regarding preventive maintenance requests and expenditures. Checks functionality of safety systems (e.g., fire alarm, elevator, etc.)
- Evaluates, repairs, and maintains plumbing, electrical and HVAC systems in the building
- Communicates with management about any work that requires outside expert assistance and coordinates with third parties for required maintenance
- Performs minor fixes and repairs including replacing light bulbs and air filters. etc.
- Completes garden/yard and grounds upkeep (e.g., mowing lawn, weeding, collecting trash, clearing and salting sidewalks, etc.)
- Prepares rooms for meetings, training, and other events
- Ensures cleaning contract is meeting set standards of their contract. If needed during work hours, cleans work areas that need attention
- Assists with opening, daily setup and cleaning procedures, and mail delivery/pick up
- Orders all janitorial supplies as well as kitchen supplies and refreshments for staff
- Performs other work-related duties as assigned
- Monitor flag condition and replace as necessary
- Ensure bank is winterized and prepared for cold weather
Work Environment: This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
Physical Demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
This position must perform work outside in all weather conditions, perform physical work, and lift items up to 50 pounds regularly and above 50 pounds occasionally. Specific vision abilities required by this job include close vision and distance vision. The noise level in the work environment is usually moderate. Candidates must also be able to stoop, bend and squat in order to fulfill physical demands.
Qualifications
Required Education and Experience:
- Demonstrated knowledge of the following trades/skills: electrical, HVAC, plumbing, carpentry, and general building maintenance, and
- 5 years of prior building maintenance experience
- Proven ability to work independently to analyze and resolve issues, and make sound judgments
- Demonstrated ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals
