Job Description
What you will be doing :
- Oversee the management of maintenance operations for a multifamily residential community.
- Plan schedule and supervise the maintenance staff in daily activities including maintenance installation repairs service requests turns and cleaning of grounds and common areas.
- Hire train and develop maintenance staff while ensuring compliance with company policies procedures and safety practices.
- Conduct regular safety inspections of the property and correct any unsafe practices or situations.
- Train all maintenance staff in the correct handling of chemicals supplies and equipment.
- Maintain departmental budget and ensure that all projects and scheduling adhere to budgetary guidelines.
- Prepare specifications for major planned projects and negotiate or solicit bids from contractors and vendors.
- Inspect vendor work for quality and conformance to specifications and cost requirements.
- Purchase and order maintenance supplies materials and appliances efficiently and costeffectively.
- Ensure inventory is appropriately stocked and maintained.
- Assign and ensure timely completion of service requests by the team.
- Ensure makereadies and other maintenance projects are completed accurately and timely according to company quality standards.
- Utilize Yardi Mobile to maintain and update all assigned service requests until completion and closure.
- Troubleshoot and train maintenance staff on various traderelated items and recommend repairs or replacements.
- Comply with all OSHA safety regulations and applicable local state and federal laws regarding health safety or environment.
Experience you will need :
- Minimum of 5 years of related maintenance experience with property management experience preferred.
- Proven ability to supervise and lead a large team.
- Advanced understanding and experience in basic trades including electrical carpentry plumbing HVAC painting carpet care and appliance repair.
- HVAC and EPA certifications preferred.
- Effective communication and interaction skills with management team partners subordinates vendors or residents.
- Expertise regarding the operation of small hand and electrical tools as well as basic electrical carpentry painting and small machinery repair.
- Availability for regular oncall work assignments emergency calls and offhours or emergency overtime as required.
