The Move Out Specialist will work with tenants and vendors through the move out process. This includes scheduling with tenants as well as vendors to schedule turnover maintenance.

The Move Out Specialist will work with tenants and vendors through the move out process. This includes scheduling with tenants as well as vendors to schedule turnover maintenance.

Duties/Responsibilities
- Receiving/tracking written notices from tenants
- Email cleaning list, tenant update form and gather forwarding address
- Coordinate and schedule move out walkthrough with tenants
- Collect keys and complete move out walkthrough on the tablet (Can take anywhere from 1 – 5 hours depending on size and cleanliness of home)
- Processing reports and filing in tenant file (electronic and physical)
- Write maintenance lists and review with Assistant manager for approval
- Once approved, write and send out work orders to contractors
- Track maintenance to keep WA/ID timelines for refunds/statements
- Follow up with contractors for missing invoices
- Process move out statement once invoices are received, get approval before finalizing
- Take physical file to AP (Joylyn) if the tenant owes a balance
- File physical file in Move Outs if the tenant is receiving a refund
- Remove tenants from spreadsheets
- Contact utility companies to have service put back to KWI
- Review and respond to any and all disputes
- B/U for Move in Process:
- Complete walkthrough assessment on tablet
- File utility bills in tenant files
- Collections
- Assist with follow ups to previous tenants who are close to being out of statute
- Assist with end of year projects
- Purging tenant files
- AR/AP files
- Other duties as assigned
