This luxury resort village with over 200,000 square feet of commercial space will set the new standard for excellence among the world’s alpine resorts.
Summary of Responsibilities:
The Senior Project Manager, Construction supervises construction projects from beginning to end, ensuring that projects are completed within time and budgetary constraints. The Senior Project Manager, Construction oversees all phases of construction to include preconstruction, GMP (guaranteed maximum price) preparation/procurement, construction administration, and turnover and close-out of construction projects; and performs other duties as assigned. Key responsibilities include:
Preconstruction:
- Collaborates with the Construction Manager to (1) track schedules of design team on issuance of design deliverables; (2) conducts drawing reviews to include coordination of design, constructability, VE (value engineering) opportunities and completeness of design; (3) oversees budget review/tracking and pricing exercises; (4) reviews construction schedules; and (5) provides logistics input.
- Actively manages all required items for permitting.
- Communicates and coordinates with utility service providers to ensure utility installation meets the construction schedule.
GMP Preparation/Procurement:
- Participates in a hands-on buyout approach, side by side with the Construction Manager, to negotiate directly with subcontractors on all contracts.
- Collaborates with the Construction Manager to identify and verify qualified subcontractors for each scope of work.
- Manages the bid buy schedule to maintain project timelines.
- Reviews subcontractor scopes of work for completeness and accuracy.
- Identifies scope gaps with each contractor and the design team prior to subcontractor award.
- Tracks all items of the budget throughout the GMP negotiation.
- Diligently tracks and minimizes qualifications/assumptions and owner allowances.
- Tracks VE and alternates with design team input to ensure drawings coordinate with the GMP details.
- Utilizes knowledge and experience to provide insights throughout the bid buy process.
Construction Administration:
- Serves as the day-to-day liaison with CM Management and Superintendency to (1) track progress (schedule management) of short- and long-term milestones; (2) manages the quality assurance and control (QA/QC) process throughout all phases of construction; (3) utilizes knowledge and experience to identify potential issues early in avoidance of escalating to critical situations; and (4) ensures the design team are accountable on requests for information (RFIs), submittal reviews and design decisions.
- Oversees cost management to include (1) maintaining anticipated cost reports (ACRs) independent of CM; (2) reviews and negotiates change orders (COs) with the CM and subcontractors; (3) manages the requisition process with the lender and the CM accounting team; (4) ensures enforcement of OCIP requirements; (5) coordinates with local agencies, design team and development team to assure timely approvals and signoffs; (6) oversees the MEPFP coordination process with the design team and CM and provides direction to the design team as needed to resolve issues; (7) tracks inspection and consultants’ field observation reports and coordinates closure of deficiencies with CM and subcontractors (i.e., Architect, MEP, Façade, ADA, elevator, commissioning, sustainability, concrete testing, etc.); and (8) manages the Certificate of Occupancy administrative process to ensure all required items are expeditiously tracked and received.
Turnover & Closeout:
- Oversees punch list of all components of each project.
- Oversees team responsible for turnover and acceptance of units; and ensures process is maintained through coordination with construction team, sales team and hotel and other operators to ensure units are ready for closing/turnover and occupancy.
- Ensures the Construction Manager and subcontractors provide all closeout documents; and transitions the building to the operator to include training, as-builts, manuals, warranties, attic stock, etc.
- Performs financial closeout of all trades and CM to include final lien waivers.

- Five (5) to ten (10) years’ experience of project management experience as a Construction Manager in the building of high-end residential and hotel properties.
- Five (5) or more years of experience as a Project Manager for an owner/developer of high-end residential projects is preferred.
- Proven track record of timely delivery of construction projects within budget.
- Experienced in MS Office (Excel, Word, Outlook).
