Project Superintendent

Seeking full-time Project Superintendent to join our fast-paced team. This person will provide on-site coordination and supervision of all construction operations of their project. The Project Superintendent is responsible for managing, directing, supervising, and coordinating the day-to-day construction operations. This person must have extensive custom-building experience with acute attention to detail, as well as the drive and ability to deliver a positive client experience on time and within budget.
Position Responsibilities May Include, but are not Limited to:
· Maintain written daily log with photos of activities on the jobsite throughout the work period.
· Facilitate weekly safety meetings and ensure strict adherence with all OSHA requirements.
· Open the jobsite at the beginning of the day and secure the jobsite at the end of the day.
· Ensure the project is constructed in strict accordance with plans and specifications.
· Sequence and schedule subcontractors, vendors, and consultants to ensure timely completion.
· Ensure the subcontractors are fully executing and complying with their contracted scope of work and contract documents.
· Identify areas of work that are outside of subcontractor scope.
· Adhere to and implement Quality Control on all work being performed.
· Communicate with project team regarding RFIs and material submittals.
· Review RFIs, submittals, ASIs, and other documents for impacts to work.
· Coordinate required inspections with the authority having jurisdictions.
· Identify conflicts in construction progress and communicate them to the project team for timely resolution.
· Responsible for maintaining a safe, clean, and productive jobsite.
· Maintain 3-week look ahead schedules and work with Project Managers and Project Engineers to update schedules and forecast any upcoming delays.
· Ensure the job site is kept in a clean and organized manner and up to safety standards.
· Develop and execute punch list.
· Deliver a positive client experience.
Qualifications
· 3 years of experience managing, directing, supervising, and coordinating the construction operations of commercial construction in the federal and health care sectors.
· Must have comprehensive knowledge of project schedules, budgets, subcontractor scopes, quality control, field safety, building codes, and Federal Acquisition Regulations (FARs).
· Must be able to provide direction and resolve problems amongst multiple subcontractors and vendors simultaneously.
· Ability to read/interpret construction plans and identify design deficiencies, impractical details, and possible code violations.
· Ability to communicate with project owners, architects, and team clearly, effectively, and calmly.
· Proficient in operating a laptop, an iPhone, and a printer/scanner.
· Must be able to work in stressful situations.
· Able to work alone and be self-motivated.
· Able to work remotely.
· Must have the endurance and strength to consistently walk the entire jobsite, including stairs or elevated structures.
· Ability to sit and/or stand for extended periods, walk jobsites with ease, and bend/stoop as needed.
· Ability to lift or maneuver heavy objects without accommodation.
· Must be able to manage difficult and emotional client situations and respond promptly and courteously to client needs.
· Must maintain confidentiality.
· Must project and promote positive morale.
Minimum Requirements
· Minimum of 3 years of Superintendent experience within the last 10 years.
· Excellent attention to detail and facility with numbers.
· Ability to prioritize and multi-task in a busy job site environment.
· Ability to resolve issues independently based on project/company standards and verification of facts prior to releasing documents to outside parties.
· Good judgement, logic, and ability to learn new things quickly.
· Proficient in plan reading and communicating with subcontractors and owners.
· Proficient in Microsoft Outlook, Excel, Word, Procore and Bluebeam Revu.
· A valid driver’s license and insurable driving history are required.
· Full supervisory responsibility for all people that come in contact with the job site. Must supervise work being performed by subcontractors. This may include 2-10 employees depending on project size.
· Able to work in the outdoors in all types of weather.
· Able to walk, stand, bend, and stoop for extended periods, at times in small spaces. Work occurs on ladders, scaffolds, and other above ground locations.
· Employees may be exposed to dust, fumes, noise, and unpleasant variation in temperature.
· Must be willing to travel.
