Job Summary
FSI would like to hire an on-site Contract Maintenance Manager to join our team. The Contract Maintenance Manager will be responsible for the performance of all operations, maintenance, repair, and facility management support tasks and functions. Must be available during normal working hours and during non-duty hours for emergencies. Must be available within one hour in situations that require your presence. The CMM will also be reachable, by the Facility Management staff, on a cell phone during normal duty hours and after normal duty hours, on a 24/7/365 basis. Whenever the CMM is contacted regarding an emergency situation, the CMM shall immediately provide guidance to contractor personnel and then contact the COR and FM.
Responsibilities include the following. Other duties may be assigned.
- Supervise a diversified work force responsible for 24-hour (24/7/365) operations, maintenance, and repair of medical facility systems.
- Coordinate closely with customer FM in providing reports, scheduling services, sharing program status, and making best practice recommendations.
- Ensure work is completed in compliance with contract requirements.
- Resolve conflicts, identified deficiencies, and issues following reporting and corrective action requirements.
- Maintain program documentation and records for The Joint Commission (TJC) requirements, contract deliverables and plans, training, staff certifications and licenses, and permits.
- Provide subcontractor and vendor management, including performance reviews and necessary follow-up actions.
- Hires, fires, and disciplines project employees.
- Assess employee incentive awards.
- Responsible for support staff coordination and ensuring required supervision of Contractor personnel is present during normal and other-than-normal duty hours.
- Attend all meetings that involve interests or support as related to PWS when representation is requested by another base activity.
- Ensure that all employees are properly trained and licensed, if required, prior to their appointment to a position or prior to operating equipment associated with a position.
- Ensure that supervisors and managers schedule and provide training as specified in the PWS.
- Ensures that all personnel assigned in each function secure and account for all Government property issued, that proper maintenance is performed, and that all applicable Security Control Plans are followed.
- Respond to Government requirements which occur throughout the life of the contract, including contract requirements for data accumulation and submission.
- Reports directly to the Regional Project Manager.
Education and/or Work Experience Requirements
The CMM shall be technically qualified in the field of Healthcare Facilities Management and shall, as a minimum, have ten (10) years experience in a medical/healthcare (bedded-inpatient) facility operations and maintenance, including supervision of a diversified work force responsible for 24-hour (24/7/365) operations, maintenance and repair of medical facility systems or the CMM will have a Bachelor of Science Degree in one or more engineering disciplines and be registered as a Professional Engineer in the United States and have five (5) years experience in medical/health care (bedded-inpatient) facility operations and maintenance including two years of supervision of a diversified work force responsible for 24-hour (24/7/365) operations, maintenance and repair of medical facility systems.. The individual will have formal training related to the Joint Commission (Environment of Care /Life Safety Code standards). The CMM will also have working experience with NFPA, EPA, TJC, OSHA codes and standards. CMM will have at least 5 years experience with TJC compliance as required for healthcare facilities. The CMM will be able to read, write, speak, and understand English. An American Society for Healthcare Engineering (ASHE) Certified Healthcare Facility Manager (CHFM) certification for the CMM is required. Must possess a valid state drivers license and insurable driving record. Must possess or be able to obtain a NACI (National Agency Check with Inquiries).
