What are the responsibilities and job description for the Leasing and Resident Services Coordinator position at Fairlawn Management Inc?
We are seeking a highly motivated Leasing & Resident Services Coordinator to join our awesome team here at Fairlawn! The ideal candidate will embody Fairlawn's core values : Be Kind, Own It, Be Flexible, and Always Improve.
The Fairlawn team member will be responsible for supporting on-site management of the property. This includes all aspects of leasing, resident relations, rent collections, safety and security, maintenance, small renovation projects, and general property upkeep.
What will you do?

- Apply established sales and marketing strategies to increase property traffic, maintain closing ratios, and meet or exceed budgeted occupancy
- Support the renewals process, unit availability, listings content, and marketing channels
- Assist the Property Manager in setting market rents, conducting market research, defining leasing goals, and supporting the renewal process
- Process maintenance requests and follow up with residents to confirm the completion
- Inspect properties to ensure the highest standards are maintained, evaluating maintenance and grounds. Conduct regular inspections of vacant units for market-ready condition. Audit leases, resident files, and move-in paperwork to ensure accuracy and completion
- Handle daily operations including answering calls, scheduling appointments, greeting visitors, showing residences to prospective residents and any necessary paperwork, filing, etc.
- Handle resident accounting tasks such as rent collection, security deposit reconciliations, delinquency follow-up, posting payments, and preparing deposits
- Maintain good rapport with all prospective and current residents, vendors, and Fairlawn team members
- Have a thorough knowledge of lease terms, specifications, and policies
- Provide exceptional customer service and serve as an ambassador of the Fairlawn brand
- Learn and ensure compliance with all Fair Housing Laws including local, state, and federal housing regulations (We provide training)
- Pivot, roll up your sleeves, and jump in where needed!
