We are seeking a highly motivated Multi-Site Property Manager to join our awesome team here at Fairlawn! The ideal candidate will embody Fairlawn’s core values: Be Kind, Own It, Be Flexible, and Always Improve.

The Multi-Site Property Manager is accountable for leading the operations of a diverse portfolio of scattered-site properties totaling 700 units in the Champaign-Urbana metro area. This key leadership role is responsible for integrating all aspects of property management to ensure optimal performance across the portfolio and oversees a core team that includes a Leasing Manager, Assistant Property Manager, Maintenance Dispatcher, and team of Leasing Specialists. Strong leadership, clear communication, and effective collaboration with this team are essential to driving results and delivering exceptional service to residents.

What will you do?

  • Lead and manage team members, holding them accountable for their assigned responsibilities
  • Lead and participate in daily operations, including frontline resident services, leasing, maintenance, and vendor activities
  • Lead regularly scheduled meetings to report on both leading and key performance indicators for all properties. Take action as necessary if goals are not being met
  • Review and audit property performance vs. budget, communicating with the corporate office and ownership entities as necessary
  • Collaborate with the Fairlawn team to set rents, conduct market research, and define leasing objectives
  • Contribute to the preparation of annual operating and capital budgets, monitor progress, and ensure financial goals are met
  • Inspect properties to ensure the highest standards are maintained, evaluating maintenance and grounds.
  • Coordinate maintenance efforts and plan unit turns to ensure timely completion
  • Conduct regular inspections of vacant units to assess market-ready conditions and identify necessary improvements
  • Audit leases, resident files, and move-in paperwork to ensure accuracy and completion
  • Manage the renewals process, unit availability, listings content, and marketing channels
  • Handle resident accounting tasks such as rent collection, security deposit reconciliations, delinquency follow-up, posting payments, and preparing deposits
  • Maintain good rapport with all prospective and current residents, vendors, and Fairlawn team members
  • Have a thorough knowledge of lease terms, specifications, and policies
  • Learn and ensure compliance with all Fair Housing Laws including local, state, and federal housing regulations (We provide training)
  • Provide exceptional customer service and serve as an ambassador of the Fairlawn brand

Requirements:

Who you are - We’d love to hear from you if you:

  • Have at least 5 years of management experience in real estate or property management
  • Demonstrated effective leadership and management capabilities with at least 2 years of supervisor experience
  • Have previous leasing or sales experience
  • Must be able to obtain an Illinois Residential Agent License within 1 year of employment
  • High School diploma or GED (bachelor’s degree preferred)
  • Are proficient with relevant technology (e.g., Microsoft Office, AppFolio, Outlook) and can easily adapt to changing technology
  • Demonstrate superior attention to detail, high energy, and a positive attitude
  • Have the ability to give and receive real-time feedback with a positive mindset
  • Excellent written and verbal communication skills
  • Ability to work independently and also to work closely with other team members

Some additional things you will need:

  • A valid driver’s license and dependable transportation
  • To serve as one of the emergency contacts for the community
  • Availability to work longer hours and weekends during prime leasing season and turnover (specific dates vary from year to year)
  • Must be able to perform the physical functions of the position resident communications, not limited to: ability to walk properties, complete physical inspections, deliver communications and show properties
