The Leasing Associate is responsible for all sales activities from lead generation to signing the lease to achieve maximum occupancy and revenue growth for the community. This individual is responsible for generating new leads by marketing within the local community and through creative online advertising. You communicate with future residents over the phone and via email or text communications and set appointments to tour the community. You greet future residents when they arrive and uncover their needs, then you demonstrate and sell the value of the community. You are dedicated to fostering an on-going positive relationship with residents and you deliver exceptional customer service to ensure maximum number of lease renewals.
Essential Functions and Position Responsibilities:
- Conduct tours of models with qualified prospects, always adhering to Fair Housing and ADA laws
- Maintain a positive and professional atmosphere within the leasing office to support a team environment.
- Complete the application process within company standards by ensuring that all documents are received in a timely manner.
- Ensure that all model and “market ready” vacant apartments are in excellent condition by conducting daily inspections.
- Maintain accurate records for the leasing process including traffic, rentals, notices, etc.
- Assist in the coordination of resident activities to facilitate better resident retention.
- Provide excellent customer service to both potential and current residents.
- Support the Community Manager where needed in the lease renewal process.
- Assist vendors as needed with coordinating access to the community or apartment homes.
- Achieve or exceed sales goal set by Community Manager or Leasing Manager and/or Regional Manager
- Assist the Leasing Manager or Community Manager in determining creative ways to market the property effectively.
Education and Desired Competencies:
- High School Diploma or GED or equivalency
- Demonstrated drive to succeed in a sales-goal and commission-based environment.
- Proven ability to set and achieve sales goals.
- Ability to positively and proactively handle customer concerns and prioritize multiple tasks in a fast-paced environment.
- Strong organizational, presentation and communication skills, with high professionalism.
- Proficient with MS Office and Outlook with competent general computer skills.
- Availability to work weekends required.
- Proven exceptional communication skills both written and verbal.
- Ability to exercise initiative, problem-solving and decision-making skills.
- Ability to establish priorities and coordinate work activities.
- Ability to compose and edit written materials.
- Knowledge of principles and methods for showing, and promoting a property
- Must know and follow the Fair Housing laws as trained by FAM Residential Inc. either in person trainings or learning module formats.
- Demonstrated knowledge and familiarity with community and rental property operations.
- Demonstrated knowledge of demographics surrounding assigned property
- Demonstrated proficiency in the use of the internet and internet searches.
