- Maintenance Planner Position
- The Families First Community Center (FFCC) is seeking a qualified and dedicated Maintenance Planner to help maintain the safety and functionality of our 6-unit independent living facility, which includes communal living areas. The Maintenance Planner will uphold FFCC’s mission by ensuring a safe, welcoming, and well-maintained property for families transitioning toward self-sufficiency. This role involves regular onsite visits, collaborative planning with FFCC staff, and direct reporting to the Property Manager.
- Key Responsibilities:Schedule and Availability
- Be onsite twice per week for three hours each visit, with specific days and times determined in collaboration with the Property Manager. These visits must remain consistent weekly.
- Maintain flexibility to accommodate property needs beyond scheduled hours.
- Provide on-call availability for house emergencies.
- Property Maintenance and Inspections
- Perform all maintenance tasks personally, unless the task requires licensure (e.g., plumbing, electrical work). Coordinate with licensed professionals as needed for these specialized services.
- Ensure apartment units are clean and fully equipped with appliances prior to new resident move-ins. Notify the Property Manager of any updates or concerns.
- Conduct monthly condition reports for all units and communal spaces, documenting and reporting issues to the Property Manager and scheduling necessary repairs.
- Use a maintenance schedule to plan and execute regular inspections (monthly, quarterly, and annual), including fire safety checks and routine upkeep.
- Safety and Lease Enforcement
- Perform periodic checks of security camera footage (exterior weekly, communal interior areas as needed) to ensure resident and property safety.
- Enforce lease agreements related to safety concerns, such as items left in hallways or detecting smoke in units.
- Conduct walk-throughs during after-hours visits (e.g., nights or weekends) to monitor the property and address concerns.
- Repairs and Vendor Coordination
- Personally complete all minor repairs (painting, basic carpentry, etc.) and manage apartment turnovers.
- Contract licensed professionals only for tasks that require specialized skills or certifications, and supervise their work.
- Plan renovations and monitor costs for snow removal and landscaping services, overseeing vendors as needed.
- Reporting
- Prepare and submit a monthly maintenance report to the Property Manager by the second Friday of each month, summarizing inspections, repairs, and other activities.
- Qualifications:
- Familiarity with applicable local, state, and federal regulations.
- Proficiency in basic carpentry, minor repairs, and general maintenance tasks.
- Professional communication skills for interacting with residents, staff, and vendors.
- Comfort with Google Sheets for tracking maintenance schedules and updating shared records.
- Physical ability to lift up to 50 lbs (e.g., moving furniture during apartment turnovers).
- Valid driver’s license and reliable transportation.
- A strong focus on cost-effective solutions for property management and repairs.
- Preferred Education and Certifications:
- Solid experience in property maintenance, landscaping, and snow removal.
- Familiarity with safety standards, including fire safety checks.
- Certifications in relevant trades or property management fields are a plus.
