The Maintenance Supervisor oversees all general apartment and facilities maintenance under the supervision of the Community Manager in a manner that ensures overall customer service satisfaction and optimum property performance.
Maintenance Supervisors are often the individual most responsible for resident satisfaction, not only does the Maintenance Supervisor play a key role in the resident's comfort, but their service also often includes more interaction with the residents than any other employee. It is therefore essential that the Maintenance Supervisor portray a professional, courteous, and caring demeanor in all interactions. This role requires high level project management, staff management, and administrative skills in addition to a general understanding of maintenance practices.
Salary:
- $32-35 hourly based on experience, education and certification, plus bonuses

Required Experience and/or Education:
- Must have Supervisory Experience in apartment management
- Must have a minimum of 2 years experience in supervisory role
- High School Diploma
- Certification in Pool/Spa Operation and HVAC
Preferred Experience and/or Education:
- Certification/License in Electrical, Plumbing, Carpentry, and/or Asbestos Abatement
- Project Management

- General Building Construction/Maintenance
- General Landscaping/Irrigation Principles
- Microsoft 365/Teams
- EPA Type I or better and CPO are preferred but not required
Responsibilities:
- The speed and quality of turnovers, renovations, and maintenance request-response
- Preventive maintenance of all systems and equipment including; scheduling, restoring, repairing, rebuilding, or replacing faulty or inoperative components
- Selecting, training, assigning, coaching, and disciplining employees
- Contributing maintenance information to strategic plans and reviews
- Implementing production, productivity, quality, and customer-service standards
- Meets financial goals by providing annual budget information; monitoring expenditures; identifying variances; implementing corrective actions
- Maintains a safe and healthy work environment by following standards and procedures; complying with legal codes and regulations
- Directing the physical maintenance of the entire facility including; parking lots, carports, grounds, pool, infrastructure, roof, lighting, heating systems, etc.
- Completing assigned service requests in 24 hours
- Completing all necessary inspections assigned
- Handle resident relations with tact, diplomacy, and courteous communications.
- Assists in maintaining beautiful curb appeal for the Community
- Assists in the turnover of vacant units
- Maintain company safety standards
- Daily pool chemical readings and upkeep
- Must be able to lift 80-100 lbs regularly
- Must be able to walk up and down stairs regularly
- Must have a valid driver’s license and reliable transportation with insurance and registration
Job Requirements:
- Must have the ability to interact effectively with prospects, residents, peers, and management.
- Knowledge of industry standards for painting, masonry, general building maintenance, finish carpentry, landscaping and irrigation
- Appliance repairs and installation (dishwashers, stoves, refrigerators, etc).
- Detail-oriented and organized.
- Make ready units for new occupancy per company policy.
- Maintaining the leasing office and all recreational and common area facilities.
- Demonstrates initiative, personal awareness, professionalism, and integrity. Exercises confidentiality in all areas of performance.
- Must have reliable transportation.
- Cell phone, tools, and vehicle to complete job responsibilities
