Primary Function
The Property Manager is responsible for the efficient operation, maintenance, and administration of residential or commercial properties. This role involves managing tenant relations, property maintenance, financial management, and ensuring compliance with all relevant regulations and lease agreements.
Principal Duties/Responsibilities
Tenant Relations:
Handle tenant inquiries, complaints, and requests promptly and professionally.
- Facilitate the tenant move-in and move-out processes, including inspections and lease agreements.
- Maintain positive relationships with tenants to encourage lease renewals and tenant retention.
Property Maintenance
- Oversee regular property inspections to identify maintenance needs and safety concerns.
- Assist and coordinate and schedule repairs, maintenance, and renovations as necessary.
- Ensure that the property is in compliance with health and safety regulations.
Lease Management
- Advertise and market available properties to attract and screen prospective tenants.
- Conduct thorough tenant background checks, credit checks, and lease negotiations.
- Ensure lease agreements are compliant with local laws and regulations.
Financial Management
- Prepare and manage property budgets, including rent collection, expense tracking, and financial reporting.
- Oversee accounts payable and receivable, and reconcile financial records regularly.
- Work to optimize property profitability and minimize vacancies.
Legal Compliance
- Stay up-to-date with federal, state, and local laws and regulations governing property management.
- Ensure that all properties are in compliance with lease agreements and applicable laws.
- Ensures all tenants are treated equally in every situation and scenario per Fair Housing Regulations
- Litigate eviction proceedings if breech of lease has not been corrected
Physical Requirements: This role may require the ability to lift up to 20-30 pounds, climb stairs, and perform various physical tasks associated with property inspections and maintenance.
Education/Experience Requirements
- Bachelor's degree in Business, Real Estate, or a related field (preferred).
- Proven experience in property management or a related field (Min 3 Years).
- Strong knowledge of property management software and financial management tools.
- Excellent communication and interpersonal skills.
- Knowledge of local property laws and regulations.
- Strong problem-solving and organizational abilities.
- Attention to detail and a commitment to providing exceptional customer service.
Salary Ranges
- Mid-Level with Moderate Experience: $50,000-$55,000 (3 Years Experience)
