JOB SUMMARY
We are seeking a skilled and professional Property Management Maintenance Technician to join our team in Evansville, Indiana. Reporting to the Operations Manager, you will assess and address maintenance needs, ensure the safety and functionality of our properties, and build trust with residents through your expertise and friendly demeanor. The ideal candidate brings at least two years of professional maintenance experience and a working knowledge of plumbing, electrical, HVAC systems, and light groundskeeping.
ESSENTIAL DUTIES AND REHABILITATION
· Maintain a professional and courteous attitude when interacting with residents, coworkers, contractors, and the public, both on and off property.
· Perform general repairs, installations, troubleshooting and maintenance tasks, including plumbing, electrical, HVAC, carpentry and appliances.
· Prepare units for new tenants by cleaning, painting, and completing repairs to achieve market-ready condition.
· Conduct property inspections to identify maintenance needs and ensure compliance with safety standards, reporting findings to the Operations Manager.
· Support exterior grounds activities, such as snow removal, landscaping, and parking lot maintenance.
· Respond promptly to maintenance requests and work orders via our work order management system.
· Perform preventive maintenance tasks, including filter changes, painting, and minor exterior repairs.
· Maintain accurate records of maintenance work, supplies, and equipment.
· Address emergency situations immediately and efficiently.
· Ensure all work complies with safety regulations, building codes, and company policies.
· Collaborate with team members to keep properties well-maintained and tenants satisfied.
· Participate in training seminars as requested and assist with special projects as needed.
KEY QUALIFICATIONS AND SKILLS:
· Minimum of 2 years of maintenance or related experience.
· Working knowledge of plumbing, electrical, HVAC, and carpentry repairs.
· High school diploma or equivalent.
· Valid driver’s license with a clean driving record and reliable transportation.
· Ability to lift up to 60 lbs. and perform physical tasks such as climbing, bending, and working in confined spaces.
· Strong problem-solving, time management, and communication skills.
· Proficiency with hand tools, power tools, and diagnostic equipment.
· Professional appearance and excellent customer service skills.
· Ability to work independently and as part of a team.
· Basic computer and email skills.
· Must pass a background check and drug test.
PREFERRED QUALIFICATIONS
· HVAC, plumbing, or electrical certification or trade school training.
· Familiarity with local building codes and OSHA safety standards.
WORKING CONDITIONS
· This role involves indoor and outdoor work in various weather conditions.
· The position includes rotating on-call duties and may require weekend or holiday availability.
PHYSICAL REQUIREMENTS
Candidates must be able to lift up to 70 lbs., carry heavy objects, climb ladders, and stand or kneel for extended periods. The role requires physical mobility and the ability to work in all weather conditions.
