What are the responsibilities and job description for the Maintenance Technician position at FHS Property Managment?
FHS Property Management is looking for a dynamic Residential Maintenance Technician.
The Maintenance Technician Worker will perform general maintenance and repairs for assigned houses/units, which may include plumbing, electrical, basic carpentry, heating, and cooling.
Your daily responsibilities will vary greatly depending on the property where you will be working and the types of houses and repair tasks which need to be performed.
We are looking for individuals with a great attitude, attendance, ability to get back and forth to work and the ability to work on team or alone.
The hours are normally Mon-Fri 8:00am-4:30pm but must be able to work alternative hours when needed, which includes evenings and weekends.
Duties and Responsibilities:
- Inspects and helps coordinate all needed make-ready repairs and services
- Troubleshoots issues to determine necessary repairs.
- Performs routine maintenance on homes/units.
- Orders supplies and materials needed for repairs and maintenance.
- Conduct all business in accordance with company policies and procedures, state and federal laws.
- Reports all major repairs and need requisitions to the Maintenance Coordinator prior to any expenditure of funds.
- Must be able to perform with the following device.
Ø Hand Tools Various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, etc.
Ø Power Tools Wrenches, grinders, sanders, drills, saws, etc.
Ø User-Moved Aids Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders.
Ø Mechanical Equip. Motors, pumps, compressors, blowers, electric and hand power augers, etc.
Ø Measuring Devices Calipers, voltmeters, ohmmeters, testing meters, PH tests, gauges, etc.
- Diagnoses and performs minor and routine maintenance and/or repair, as directed, involving the following daily:
Ø Electrical and plumbing
Ø A/C and heating systems.
Ø Appliances (when applicable).
Ø Water irrigation systems.
Ø Stairs, gates, fences, patios, railings.
Ø Tile, carpet, flooring.
Ø Interior/exterior lights.
Ø Fireplaces, ceiling fans.
Ø Gas fixtures and appliances (where applicable).
Ø Shutters, doors, cabinets, windows, sliding glass doors.
Ø Ceiling leaks.
Ø Walls
- Performs any additional duties assigned by the Maintenance Coordinator
Required Skills and Abilities:
· Ability to follow instructions.
· Knowledge of general carpentry and repair.
· Ability to use hand tools and power tools.
· Excellent organizational and time management skills.
· Ability to travel from different properties when necessary in a company vehicle
Education and Experience:
· High school diploma or equivalent preferred
· Five to eight years related experience required.
· Valid Driver’s License and clean DMV check for past 3 years
Physical Requirements:
· Be able to Bend/Stoop/squat/kneel
· Prolonged periods standing and walking.
· Must be physically able to climb ladders, bend, or crawl into awkward spaces.
· Must be able to lift up to 75 pounds at a time.
