What are the responsibilities and job description for the Real Estate Title Examiner position at Fidelity National Title Group?
Fidelity National Title Group is currently seeking experienced Title Professionals familiar with the Michigan real estate market looking to become part of a dynamic team dedicated to providing exceptional service to the real estate services industry.
Responsibilities and Duties
Title Examiner responsibilities include reviewing recorded documents to generate requirements and exceptions on the title insurance commitment necessary to insure the real estate per underwriting standards.
RESPONSIBILITIES:
- Reviews various searches, recorded documents, chain of title and all preliminary exceptions on residential and commercial property files. Prepares title reports for agent customers. This may include verifying an update chain, waiving or adding objections to avoid claims, and/or other actions.
- Resolves problems on customer files related to final clearance of outstanding title issues. Interprets and explains various sections of the title search report for the customer.
- Verifies correct metes and bounds/lot and block legal descriptions by researching property, address and owner. May draw or revise maps and plats to note changes and assure accurate property identification.
- Advises on legal description matters to resolve problems and ensure adequacy of descriptions prior to issuance of commitment. Researches statutes and interprets legal issues concerning title clearance.
A high degree of accuracy, thoroughness and the ability to make sound decisions are critical because quality of examining directly influences Company liability. Excellent research and organizational skills enable the position to complete the examination process in a timely manner.
Qualifications and Skills
Candidates must have a solid understanding of real estate law and possess the ability to assess legal documents that may impact real estate transactions. Qualified candidates must have prior title examination experience, the ability to read and map metes & bounds descriptions and have title searching background.
