What are the responsibilities and job description for the Title Abstractor position at Fidelity National Title?
Abstractors create a unique title chain for a property that begins at the last Warranty Deed that transfers the property between non-relatives, with some exceptions, and ends as close to the present as is practical.
Public records are searched for an accurate identifying legal description, deeds, liens, taxes, and any other information that might affect the ownership of the property. Buyer and Seller are searched for personal events such as marriages, divorces, deaths, bankruptcies, and trusts that might affect the ownership of the property. In addition, company records are searched for prior searches and policies.
Resources include, but are not limited to, City and County tax records, County Trustee, Clerk, Register of Deeds and Assessor’s sites, Probate, Chancery and Circuit Courts, State and Federal tax records, Social Security death index, Ancestry.com, PACER Bankruptcy records, newspaper obituaries, and our in house DataTrace program and maps.
