What are the responsibilities and job description for the Director of Maintenance position at Fieldstone Properties?
Responsible for overseeing all aspects of maintenance for 1186 unit apartment community, ensuring operational efficiency. Responsible for effectively managing approximately 15 maintenance/grounds team members, overseeing contractors, and all retail spaces. Boiler certification required. 4 years Multi-family Maintenance experience required. Must have previously managed apartment communities of 500 units or multi-site management.
DUTIES AND RESPONSIBILITIES:
· Manage maintenance operations such as staff recruitment/retention, training, financial budget planning and performance, customer service, and third-party suppliers in order to maximize revenue, control expenses, and improve customer satisfaction.
· Oversee capital projects, under the supervision of the Director of Maintenance I.
· Perform routine property inspections and provide written report to the Property Manager
· Aid in the development and implementation of a thorough preventive maintenance program, SOP’s and procedures, as well as developing new programs and procedures
· Act in leadership role to mentor and develop maintenance onsite staff.
· Assist in evaluations of current and potential maintenance employees
· Manage the maintenance of the property with a cost-effective approach to meet or exceed financial goals in accordance with company policy and standards.
· Build and strengthen relationships with vendors
· Direct workers engaged in renovations, painting and performing structural repairs to masonry, woodwork & furnishings of buildings.
· Direct workers involved in the general cleaning of buildings and grounds.
· Monitors and approves payroll for all maintenance personnel.
· Handles annual performance evaluations and disciplinary discussions.
· Able to operate heavy machinery ( backhoe, snow plow, snow blowers)
· Performs other related duties as assigned by management.
SUPERVISORY RESPONSIBILITIES:
· Directly supervises all employees in the Maintenance Department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.
· Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
