Job Title: Maintenance Manager
The Maintenance Manager is responsible for the overall maintenance of the facility, including the physical plant, exterior and interior support equipment, and production machinery. They ensure that all maintenance activities are carried out in accordance with established policies, procedures, federal, state, and local standards, guidelines, and regulations.
This role oversees three major functional areas: Janitorial, Grounds keeping, and Facilities (HVAC/Compressed Air, Water Chillers, etc.). The facilities are located in a rural community with approximately 500 employees.
Essential Duties & Responsibilities:
- Coordinate all maintenance functions to maximize production equipment uptime.
- E nsure quality standards are met and downtime is reduced by predicting and correcting problems in a planned and organized manner.
- Propose new design concepts using the latest technology to improve the production process.
- Oversee apprentices, journeymen, and the apprenticeship program, ensuring they meet program requirements.
- Provide specialty and safety items to protect employees in the department and plant.
- Ensure availability of qualified staff capable of meeting departmental objectives by assisting in hiring, developing, and motivating subordinates.
- Comply with state, federal, and insurance carrier requirements for documentation and/or provide data relative to plant improvements.
- Maintain efficient security for plant operations.
- Ensure informed management by maintaining communication on ways to improve efficiencies and effectiveness of production processes.
- Establish work-flow assignments.
- Follow up to ensure effective daily and weekend performance.
- Ensure necessary safety checks and preventative maintenance work are scheduled and performed.
- Analyze systems and procedures to develop and predict maintenance cost reduction.
- Track current state and determine goals.
- Plan, coordinate, and execute strategic CapEx projects.
- Plan, coordinate, and oversee annual plant shutdown activities.
- Provide advisory support to the plant-engineering group.
- Troubleshoot major problems on equipment.
- Work closely with the Environmental and Safety Department to improve conditions in the facility.
- Develop a departmental budget and shift objectives coupled with an effective tracking method.
- Analyze equipment and supplies necessary to maintain and operate plant and powerhouse equipment.
- Determine countermeasures to reduce cost and downtime.
- Collaborate with Contractors and Engineers in preparation of cost estimates of proposed projects, and prepares Capital Investment Proposals for approval.
- Train and maintain staff to meet the needs of the entire facility.
- Maintain plant engineering standards and compliance.
- Support and coordinate off-shift maintenance staff.
- Establish daily, weekly, and monthly objectives for Plant Engineering and Maintenance.
- Maintain focus on the promotion and development of staff. Ensure Safety and company policies are valued within the organization.
- Manage performance management and development process for the Maintenance Department.
- Daily contact with Production Department Managers, Operations Managers, and other staff departments (QA, Process Engineering, HR, etc.) regarding ongoing maintenance issues.
- Drive cultural changes necessary for the organization.
- Resolve personnel conflicts and ensure customer satisfaction.
- Develop systems and use applicable tools to improve understanding of maintenance costs and utility measures relative to overall goals of reliability.
- Oversee the daily operation of the utility systems for the site.
- Inspect and troubleshoot equipment as needed, including steam boiler internals.
- Manage engineering stores functions to properly support plant needs, including maintenance material and contracting needs process material needs, raw material purchasing, and physical inventory.
Requirements:
- Bachelor's Degree preferred or equivalent education.
- 8-10 years direct experience in facility/plant engineering-related activities and 5 years of supervisory/management experience – preferably in high volume production and/or heavy manufacturing environment or equivalent combination of education and experience.
- Must possess leadership ability and team building skills to effectively supervise professional and non-professional staff and interact with all levels of management; Good human relation skills, strong verbal and written communication skills required.
- Well-developed problem-solving skills and ability to develop conceptual alternatives; Must possess the ability to seek out new methods and principles and be willing to incorporate them into existing maintenance practices.
- Must have the ability to plan, organize, develop, implement, and interpret the programs, goals, objectives, policies, procedures, etc., of the Physical Plant Unit; Computer literacy/experience required.
- Working knowledge in operation and maintenance of facility management services, low-pressure steam boilers/vehicles, refrigeration and air conditioning, generators, plumbing and electrical systems, blueprint reading preferred, security systems, and equipment maintenance; Must be knowledgeable in building codes and safety regulations. Must be able to push, pull, and move equipment and/or supplies more than 50 pounds. Must be able to distinguish colors.
- Ability to read, understand, and interpret technical manuals, blueprints, operating and maintenance instructions, safety rules and procedure manuals.
- Ability to perform basic mathematical calculations, including computing rates, ratios, and percent; ability to draw and interpret bar graphs.
- Solid knowledge in most or all the following: industrial maintenance, plant electrical systems, AC/DC, welding, pneumatics, plumbing, pneumatics, and hydraulics.
- Ability to read, understand, and interpret technical manuals, blueprints, operating and maintenance instructions, safety rules and procedure manuals.
