What are the responsibilities and job description for the Project Based Section 8 Assistant Property Manager position at First Cumberland Properties?
Job Summary:
The Assistant Property Manager position is to assist with the day‐to‐day functions of the property management and work with the Property Manager to complete tasks as assigned. The Assistant Property Manager is the liaison between the tenants and the Property Manager for maintenance and many tenant issues. The Assistant Property Manger assumes all managerial duties on the property with direction from the Multi- Site Property Manager.
Essential Job Responsibilities/Functions:
Financial
- Maintain accurate records of all community transactions and assist with the submission of required reports (i.e., weekly management reports, etc.).
- Assist with the collection of all rents and late fees/check charges.
- Assist with necessary legal action, documents and process in accordance with Legal and Company guidelines.
- Provide constant vendor/contractor communications concerning scheduling and vendor relations.
- Ensure that A/P invoices are submitted to the corporate office for payment, handle petty cash and all funds.
Leasing
- Welcome and show community to prospective new residents. Also, handle incoming phone calls from prospective new residents and complete appropriate paperwork.
- Ensure applicants are qualified in accordance with applicable policies, and LIHTC regulations.
- Represent the company in a professional manner at all the times.
Resident Retention
- Deal with resident concerns and requests on timely basis to ensure resident satisfaction with management.
- Ensure distribution of all company or community-issued notices (i.e., bad weather, pest control, inspections, emergency, etc.).
- Communicate with Property Manager concerns/needs from residents and develop plan to address concerns/needs.
Maintenance
- Maintain community appearance and ensure repairs are noted and completed on timely basis. This requires regular community inspections and tours.
- Assure quality of market ready apartments.
- Ensure that all service requests are recorded and communicated appropriately to maintenance.
Safety:
- Reports all liability and community incidents to the corporate office immediately. Learn and ensure compliance with all company, local, state and federal safety rules.
- Ensure that unsafe conditions are corrected in a timely manner.
