What are the responsibilities and job description for the Facilities Maintenance Controls Technician position at First Quality?
Purpose and role of job:
Troubleshoot and maintain facilities maintenance controls components and associated utility equipment to insure highest reliability, proper line performance, and safe operation. Also responsible for operating, maintaining, and repairing heating, ventilating, and air conditioning equipment necessary for the building’s operation.
Principal Accountabilities/ Responsibilities:
- Observes all OSHA and company safety rules and uses the proper safety equipment at all times. Notifies Supervisor of potential electrical hazards and takes immediate corrective action. Demonstrates basic National Electrical Code understanding.
- Troubleshoots, repairs, replaces and calibrates electrical sensors including: photoelectric, inductive, capacitive, magnetic, pressure, temperature, weight and position sensors.
- Troubleshoots, repairs, replaces and commissions all electrical control devices including: AC drives, DC drives, contactors, motors, breakers, solenoids power supplies and indicator lights.
- Troubleshoots, repairs, replaces and commissions all PLC/HMI based hardware including: processors, discrete and analog I/O cards, power supplies, network adapters, distributed I/O, dedicated operator interfaces, and PC based interfaces and message displays.
- Diagnoses problems using laptop computers interfaced to PLC’s, and HMI’s utilizing electrical schematics, meters, oscilloscopes, and any additional resources available.
- Makes program changes in PLC logic, HMI programs to aid in the diagnosis and repair of equipment problems.
- Performs repairs and general maintenance on all site HVAC systems.
- Performs tests on HVAC water systems.
- Maintains and performs preventative maintenance on controls and facilities related equipment; adjusts and calibrates the equipment when necessary.
- Performs repairs on pumps, compressors, and centrifugal equipment.
- Performs refrigerant recover when necessary.
- Serves as electrician in facilities equipment repairs and project work.
- Returns to work when a major problem with HVAC equipment is encountered on off-shifts or weekends.
- Tests, maintains, and evaluates equipment performance using standard electrical and mechanical testing devices (i.e. voltmeters, pressure gages, etc.).
- Develops and executes small and medium expense and capital projects (i.e. new AC unit installations, chiller repairs, air washer rebuilds, etc.).
- Works with contractors and vendors.
- Fills in as Facilities Maintenance Group Lead when needed.
- Assists project work performed by Production, Maintenance, Process and Project Engineers.
- Shares knowledge and techniques with team members and assists with training of new personnel.
- Maintains a clean and orderly work area.
Education and experience requirements:
- High School Diploma with Associates Degree in electronics or equivalent.
- Preferred HVAC experience/training, as well as ability to use associated tools and test equipment. Refrigerant Transition and Recovery Certification Type 1, 2, and 3 are preferred, but not necessary.
- Standard knowledge/experience performing mechanical and electrical construction trades.
- Personal Computer skills including specific controls programming software, advanced networking and understanding of server/client system.
- Has advanced knowledge of electrical theory and principles of operation.
- Has advanced knowledge of all controller based hardware and software.
- Advanced analytical skills.
- Makes quick and accurate electrical repairs and program changes.
