POSITION SUMMARY:
This position is responsible for negotiating new leases, lease renewals, lease assignments and amendments for a given market in accordance with the shopping center strategy. This position participates in marketing to minimize vacancies and improve tenant mix and maintains budgets. This position identifies value-add opportunities and offers strategic solutions for NOI growth and portfolio optimization.
Note: This position is based in Northern California (including areas such as Sacramento and the San Francisco Bay Area).
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Identifies new tenants and creates compelling reasons for the tenant to join the project. Regularly meet with tenants and brokers including travel.
- Meets or exceeds quarterly leasing goals within the approved proforma.
- Curates a merchandise mix that aligns with the business plan and strategy.
- Collaborates with development, asset management, and legal to negotiate LOIs, leases and work letters.
- Represents the company to the brokerage and tenant community with a high degree of professionalism.
- Identifies opportunities during the development stage to maximize the value of the project for the long term.
- Create appropriate leasing and marketing plans for all portfolio properties including market rental/target rent process for all properties.
- Collaborates with the tenant coordinator throughout the process to ensure successful tenant opening and positive relationships.
- Understands the tenant’s business model, sales projections, growth plans both digital and physical, and financial strength.
- Develops strategy and presents options to mitigate risk and maximize returns on individual deal structures.
- Preparation of Comparable Market Analysis as needed including quarterly market comps and understanding of the competitive development landscape.
- Collaborate with Property Management and Legal on Correspondence and Tenant notices covering evictions, end of term, renewal, violation, default, late payment and other issues, as required.
- Research and provide lease provision inquiries, as requested.
- Network to build new leads both internally and externally.
- Coordinates with marketing, to best advertise new Tenant openings and center strategy.
- Stays current on recent deal activity in the marketplace and tenant performance to assess rental rates and occupancy threshold.
- Conducts property tours with tenants and other stakeholders.
- Participates in the annual budget and reforecast process.
QUALIFICATIONS, KNOWLEDGE AND SKILL REQUIRED:
- Bachelor’s degree.
- 7-10 years of retail leasing experience required.
- A high degree of initiative and independent judgment.
- Strong negotiation, analytical, influencing, and interpersonal skills are essential.
- Background in reviewing financial information and communicating results.
- Outstanding organizational skills and attention to detail.
- Ability to prioritize workload and meet deadlines.
- Strong verbal and written communication skills.
- Ability to interpret and understand legal documents.
- Ability to present information concisely and effectively.
- Advanced Microsoft Office skills, especially Excel.
PHYSICAL AND ENVIRONMENTAL REQUIREMENTS:
- Use of a computer screen for extended periods.
- Occasional lifting up to 30 lbs.
- Extended working hours and travel will be necessary.
- May require the ability to remain in a stationary position.
- Valid driver’s license required.
- Requires touring shopping centers and retail stores.
