Job Overview:

The Maintenance Technician, under the direction and supervision of the Community Manager, will provide direct support in maintaining the buildings. This position will assist the manager in dealing with internal and external customers and third-party vendors to identify potential concerns, proactively address maintenance and equipment problems while providing exceptional customer service.


Your Responsibilities:

Attendance & General Conduct:

  • Maintain regular and punctual attendance for all assigned shifts, meetings, training, and employment-related engagements.
  • Any changes to the scheduled work hours must be approved in advance by the supervisor.
  • Conduct yourself professionally when interacting with residents, coworkers, subcontractors, and vendors.
  • Be flexible and willing to adjust work responsibilities as needed to support building operations and emergencies.


Inspections, Repairs & Maintenance:

  • Perform daily inspections of buildings and grounds to identify safety hazards, maintenance issues, or repair needs.
  • Complete general repairs and light maintenance tasks in common areas, (e.g., replacing light bulbs (interior and exterior), adjusting door closers, patching drywall, touch-up painting, fixing gates).
  • Perform daily, weekly, monthly, quarterly, and annual preventive maintenance as assigned.
  • Maintain accurate records of recurring and as-needed maintenance tasks through the Connect work order system.
  • Collect laundry coins weekly.

Pool Equipment:

  • Maintain and balance pool chemicals; monitor related equipment.
  • Clean and inspect pool area regularly for safety and cleanliness.

Waste Management & Grounds:

  • Transfer dumpsters for garbage and recycling pickup.
  • Assist in maintaining the cleanliness of exterior grounds and common outdoor areas.
  • Keep utility rooms, workspaces, and storage areas clean and organized.
  • Perform seasonal tasks such as snow removal from office walkway and other weather-related maintenance.

Vendor Coordination & Emergency Response:

  • Assist with emergency procedures, such as water shut offs or equipment failures, as directed by the Community Manager.
  • Coordinate with third-party vendors and contractors for specialized repairs and contracted services.
  • Communicate maintenance concerns that may indicate developing trends or long-term issues to the Community Manager.
  • Support the Community Manager in competitive bidding processes for major repair or upgrade projects.


Safety & Compliance:

  • Follow all company and safety procedures to maintain a safe work environment.
  • Monitor the operation and safety of mechanical and electrical systems.
  • Be familiar with Association rules and assist in enforcement or reporting of violations as appropriate.
  • Ensure all inventory and supply purchases are made in accordance with company policy and charged appropriately to the association.

Communication & Documentation:

  • Maintain clear and timely communication with the Community Manager regarding all maintenance-related issues, concerns, and updates.
  • Report issues proactively, along with recommended solutions or suggested next steps.
  • Work collaboratively with building associates and third-party vendors to ensure smooth operations across all property systems.

Additional Duties & Responsibilities:

  • Perform any other duties as assigned by the Community Manager to support the overall maintenance and operation of the property.
  • Conduct business at all times with the highest standards of personal, professional and ethical conduct.
  • Perform or assist with any operations as required to maintain workflow and to meet schedules. Notify supervision of unusual equipment or operating problems and the need for additional material and supplies.
  • May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines.
  • Ensure all safety precautions are followed while performing the work.
  • Follow all policies and Standard Operating Procedures as instructed by Management.
  • Perform any range of special projects, tasks and other related duties as assigned


Skills & Qualifications:

  • Applicable Maintenance work experience and background.
  • Hands on Maintenance experience
  • Certified Pool Operator (CPO) Certification
  • Excel, Outlook and Word experience
  • Mechanical aptitude
  • Excellent people and communication skills with knowledge of customer service principles and practices
  • Ability to perform quality work without direct supervision.
  • Ability to interact professionally with residents and contractors.
  • Organized self-starter with ability to work independently

Physical Requirements:

The physical demands described here are representative of those that must be met by an associate to successfully perform the essential functions of this job.


  • Ability to lift up to 30 lbs. following appropriate safely procedures.
  • Being able to work in various positions, including but not limited to bending over, stooping, squatting, kneeling and standing for extended periods of time
  • Walking the property. Ability to quickly and easily navigate the property as required to meet the job functions.
  • Repeat various motions with the wrists, hands and fingers. Reaching with hands and arms.
  • Walk and climb stairs
  • Ability to work in different environmental conditions (e.g. heat, cold, wind, rain, humidity)
  • Ability to climb ladders and work at heights above ground level (10 feet)
  • Sitting at a desk
  • Use of keyboard, computer, and applicable software and equipment.

Compensation: $33.66 an hour.
