Job Overview:

The Resident Building Caretakers, under the direction and supervision of the Community Manager and FirstService Residential, are responsible for the general housekeeping, the day-to-day maintenance and upkeep of the common areas, on call coverage, and other duties as requested and needed. Personnel are accountable to management and, within reason and when appropriate, cater to the individual needs of residents when in the overall best interest of the Association.

Your Responsibilities:

The job duties listed are typical examples of the work performed by positions in this job classification. Not all duties assigned to every position are included, nor is it expected that all positions will be assigned to every duty.

  • Accountability for servicing residents with a focus on the values of FirstService Residential: Do What’s Right, Own It, Improve It, Aim High, Build Great Relationships, and Be Genuinely Helpful
  • Must maintain regular and punctual attendance to required shifts, meetings, training, and related employment engagements to support position responsibilities and duties. Any alterations to required schedule must be reviewed and approved, in advance by your supervisor.
  • Day to day housekeeping of the common areas within the building interior and exterior including but not limited to the common areas such as the hallways, lobby areas, amenities, stairwells, and elevators.
  • Maintain cleanliness of common areas of the building, inside and out including vacuuming, dusting, mopping, carpet shampooing and window cleaning.
  • Communicate with third-party vendors if delegated by your Manager
  • Effectively communicate concerns and recommended solutions to the Community Manager
  • Following the Resident Building Caretaker Job Duties schedule of daily through annual responsibilities
  • Assist with snow removal and salting as needed. Enter into snow log.
  • Daily rotation of dumpsters for garbage and recycling pickup. Emptying trash receptacles in the garage levels and throughout the building.
  • Daily emptying of pet waste stations.
  • Maintain and Balance pool and spa chemicals.
  • Check and replace light bulbs as needed on the interior and exterior.
  • Train with Building Engineer to learn and understand the building systems and SOPs for emergency response.
  • Assist with emergency procedures, including but not limited to, key safety control, water shut off, and any other emergency procedures. May occasionally have to cover the front desk for emergency coverage.
  • Must be aware of Association rules to assist in enforcement and/or report violations to the Community Manager.
  • Oversee move in/move outs. Manage elevator key hand off and return with resident.
  • Adhere to and follow the Standard Operating Procedure Manual; communicate any needed updates or changes to the Community Manager
  • Perform seasonal and scheduled projects as needed.
  • Must be willing to adjust work responsibilities as necessary for the building
  • Assist with maintaining the cleanliness of the exterior grounds.
  • Maintain clean work areas and utility rooms. Weekly walkthrough of garage reporting any rule violations to the Community Manager.
  • Following company and approval guidelines, purchase all inventory and supplies to perform duties; charge to building association appropriately
  • Follow safety procedures and maintain a safe work environment.
  • All other tasks and responsibilities, as assigned


Additional Duties and Responsibilities:

  • Practice and adhere to FirstService Residential Global Service Standards.
  • Conduct business at all times with the highest standards of personal, professional, and ethical conduct.
  • Perform or assist with any operations as required to maintain workflow and to meet schedules. Notify supervision of unusual equipment or operating problems and the need for additional material and supplies.
  • May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems, and maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines.
  • Ensure all safety precautions are followed while performing the work.
  • Follow all policies and Standard Operating Procedures as instructed by Management.
  • Perform any range of special projects, tasks and other related duties as assigned.


Skills & Qualifications:

  • High School Diploma
  • Previous residential or commercial cleaning and light maintenance experience
  • Certified Pool Operator (CPO) license or ability to attain
  • Must be a Team player.
  • Proactive with good time management skills, attention to detail, and ability to meet deadlines
  • Must be flexible in adjusting work responsibilities as necessary for the building.
  • Strong communication and time management skills
  • Confidentiality and courtesy among residents and staff.
  • Ability to successfully manage various projects simultaneously
  • Flexible, problem solver, quick learner, honest, reliable, and motivated with a pleasant, positive attitude
  • Ability to manage vendors on-site
  • Ability to work independently and perform quality work daily without direct supervision
  • Ability to interact professionally with residents, contractors, and vendors.
  • Able to complete seasonal tasks for the operation of the Association without prompting


Physical Requirements:

The physical demands described here are representative of those that must be met by an associate to successfully perform the essential functions of this job.

  • Ability to lift to 30 lbs. following appropriate safely procedures.
  • Being able to work in various positions, including but not limited to bending over, stooping, squatting, kneeling, and standing for extended periods of time. Repeat various motions with the wrists, hands, and fingers. Reaching with hands and arms.
  • Walking the property. Ability to navigate the property quickly and easily as required to meet the job functions. Walk and climb stairs
  • Ability to work in different environmental conditions (e.g., heat, cold, wind, rain, humidity)
  • Ability to climb ladders and work at heights above ground level (8 feet)
  • Sitting at a desk.
  • Use of keyboard, computer, and applicable software and equipment.


Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. Hours over and above normal office hours will occur, including evenings, holidays, and some weekends. Schedule is subject to change based on business needs.

Compensation: $20 an hour. The caretaker condominium is included as part of the compensation package; as well as, parking, cable, high speed internet, and utilities.
