POSITION SCOPE
The Project Manager will collaborate with clients and stakeholders to clearly define project goals, scope, and deliverables. This role involves managing resources, scheduling, and risk to ensure timely and budget-conscious project completion. The Project Manager will oversee all construction project activities and coordinate with a team of project coordinators, administrators, and other managers.
PRIMARY DUTIES
- Oversee and direct all phases of construction projects, forecasting job costs, estimating change orders, and tracking force account items for proper reimbursement. Maintain professional communication with owners, personnel, and coworkers.
- Review project proposals and plans to establish timelines, staffing needs, and resource allocation.
- Ensure compliance with all contractual obligations.
- Participate in onsite value engineering studies to reduce costs and maximize project value.
- Ensure project stays within budget, meeting with VP or senior PM monthly to discuss progress.
- Manage change orders and force accounts with strict accounting measures.
- Interface with departments and subcontractors to set work schedules and make necessary adjustments.
- Engage with customers, vendors, and project personnel to identify obstacles and devise solutions to enhance production and reduce costs.
- Ensure all submittals, RFIs, and change orders adhere to contract documents.
- Set up project site logistics including trailers and phones.
- Maintain submittal logs and track quantities effectively.
- Prepare project forecasts and hold meetings with key personnel to ensure timely project execution.
- Verify accuracy and completeness with owners, engineers, contractors, and field crews.
- Review plans and specifications to determine project completion procedures.
- Coordinate and monitor project teams to ensure high-quality work.
- Develop, manage, and update project schedules as outlined in contract documents.
- Be proactive in identifying non-productive situations and seek improvement opportunities.
- Evaluate field operations to guarantee a safe workplace environment.
- Prepare project status reports and ensure adherence to project specifications.
- Meet departmental milestones and goals within the approved budget.
- Provide insights for job bidding to help secure future contracts.
- Willing to travel extensively and commit significant time on-site for project management duties.
- Oversee project closeout activities.
- Perform additional duties as assigned.
