Job Title: Lease Analyst

Location: Satellite Corporate Office - Irving, TX (Fully Onsite, not remote or hybrid)

Primary Duties Include:

· Review Landlord-requested increases to common area maintenance, insurance, or real estate tax escrows (budget changes) and either approve or challenge such changes based on the Lease provisions while maximizing Lease compliance and controlling future occupancy costs.

· Abstract operating expense lease language, define the tenant's accurate share of responsibility towards expenses, calculating and verifying GLA of the center, pro-rata share % and first year cap calculations where applicable.

· Perform desktop reviews on year-end reconciliation statements received from Landlords for occupancy expenses including CAM, insurance, real estate taxes, HVAC charges and utilities; request reconciliations from landlords when not sent as required by lease. Verify that the occupancy expenses charged by the Landlord complies with the terms of the lease.

· Match Landlord payments against internal accounts payables to ensure all amounts paid are accurately reflected on the annual reconciliation for CAM, insurance, and real estate taxes.

· Use effective communication and negotiating techniques with Landlord representatives to collect overcharges and remedy incorrect or excessive billings.

· Manage year-end reconciliation activity and inventory of open reconciliations.

· Provide information and reporting to relevant parties (Legal, Real Estate, Finance), including tracking savings.

· Set up new clubs for payment in a timely manner; verifying monthly impounds to lease language.

· Assist with various month end reports as requested and perform any additional responsibilities as requested.

Qualifications

· Bachelor’s degree in Accounting, Finance, Business or Real Estate, or equivalent knowledge and work experience. Audit experience is a plus.

· 3 years’ experience in lease accounting focusing on CAM and real estate tax reconciliations and lease review, including examining year-end common area expenses provided by landlords to validate compliance against the Lease.

· Experience with accounting for multi-unit retail locations.

· Understanding of commercial real estate lease provisions, preferably relating to operating expenses and landlord’s billing statements.

· Excellent verbal and written communication skills.

· Strong Excel skills and proficient in Word and other software and database applications.

· Must be very organized and have the ability to prioritize your workload, self-motivated and energetic.

· Have the tenacity to go the distance and the willingness to uphold the Company's position to ensure Lease compliance.

Pay: $65,000-$80,000 depending on experience and education

Pay: $65,000.00 - $85,000.00 per year
