We are seeking a Senior Construction Project Manager. This individual is tasked with assisting the Head of Construction on most franchise build-outs from site selection to turnover. Assisting with facility needs for open stores would also be the responsibility of this person. This individual will report directly to the Head of Construction.
Location: While ideal that this person is close enough to NYC to travel to corporate headquarters monthly, exceptions will be made for qualified candidates who live near major airports and ideally are located in Eastern or Central time zones.

We are seeking a Senior Construction Project Manager. This individual is tasked with assisting the Head of Construction on most franchise build-outs from site selection to turnover. Responsibilities Include The Following
- Assist with site selection by assessing viability of the space, conducting matterport scans, documenting existing conditions, locating existing utilities, and determining a budget based on site conditions. Travel required.
- Assist project team in lease negotiations, particularly regarding the scope of the landlord work letter and anything else construction or utility related. Throughout the build as well as upon completion, assist with landlord disputes and issues.
- Work with architects to complete MEP and architectural drawings and submit for permit. Read construction drawings and provide detailed red-lines as well as follow up to ensure edits are picked up by architects and their consultant.
- Ensure the pre-construction process is managed smoothly and architects stay on track, eliminating mistakes, value engineer when possible, etc.
- Assist with the coordination of the entire bid process; identify multiple bidders, prepare RFP and bid set, review and level bids and select the general contractor for each project. Manage the construction process with weekly check-ins and site visits throughout the buildout.
- Assist with the management and improvement of build out standards as well as simulator design standards for each of the Five Iron Golf simulator models.
- Assist project team to manage the construction budget and work closely with the finance team to ensure cost effectiveness, while always thinking creatively to value engineer where possible without compromising design.
- Based on site survey and construction/MEP constraints, develop test fits as needed.
- Work closely with the Head of Interior Design to ensure smooth communication and alignment/adherence to design and standards on all projects.
- Coordinate with regional facility managers to help with repairs and maintenance needed for open corporate stores, including reviewing quotes, assessing damage, and ensuring repairs are appropriately made.
- Project management experience (related to construction and/or design) required, ideally in house versus on the GC side.
- Clear communication skills; this position is in constant contact with various vendors, franchisees, professionals, etc.
- Organization and attention to detail both in the physical spaces as well as with administrative tasks.
- Ability to take ownership of projects, receive direction, and follow through on assigned tasks and responsibilities.
- Goal setting, time management, and meeting deadlines are essential for this role.
- Ability to travel up to 3-5 times per month, but could be less.
- Advanced knowledge of Sketchup, AutoCAD, etc.
