Position Title: Leasing Agent On-Site (Houston, TX 77014)
Position Summary:
Hazel Management is seeking a qualified on-site Apartment Leasing Agent to join our growing team! The Leasing Agent is the face of the apartment community and should create a lasting influence on visitors, prospects, and residents through an outgoing personality and superior customer service. Reporting Manager: Property Manager
Position Responsibilities and Duties:
- Properly greet and qualify resident prospects.
- Uphold Hazel Management's standards.
- Properly utilize company CRM (Client Relationship Management) software to effectively follow up with resident prospects.
- Call, email, and text resident prospects.
- Inspect model and available “market ready” units; communicate related service needs to Community Leader/Business Manager.
- Prepare move-in packages and lease paperwork.
- Immediately record all telephone and in-person visits on the appropriate software. File your own guest cards and maintain them according to established procedures.
- Have prospect complete application and secure deposit in accordance with Hazel Management procedures and Fair Housing requirements.
- Update availability report, process applications for approvals (i.e., credit check, rental history, etc.). Submit processed applications to the Community Manager for approval.
- Assist in monitoring renewals. Distribute and follow up on renewal notices.
- Monitor advertising effectiveness. Gather information about market competition in the area and conduct weekly market surveys.
- Represent the company in a professional manner at all times.
- Accept rental payments and give them immediately to the Community Leader.
- Type lease, complete appropriate paperwork, and input information on Property Management System accurately and on a timely basis. Review with the Community Leader prior to obtaining signatures.
- Assist the management team with other various tasks as required.
- Consistently implement policies of the community.
Minimum Qualifications:
Education: High School Diploma or an equivalent mix of education and experience is required.
Residence: Houston, TX 77014: Reliably commute Within 25-mile radius or planning to relocate before starting work (Required)
Experience:
- Demonstrated experience (2 years) as Leasing Agent (Required).
- Bilingual in English/Spanish (Required)
- Previous experience in real estate is preferred.
- Valid driver's license and access to a reliable vehicle.
Knowledge, Skills, and Abilities:
- Ability to work a flexible schedule, including evenings and weekends.
- Fully understanding property management and its financial aspects
- In-depth knowledge of all rules and regulations surrounding property management
- High level of organization and attention to detail for leases, inspections, and property preparations.
- Operate telephone, personal computer/keyboard, Microsoft Office including Word and MS Outlook, Resman software.
- Participate in training in order to comply with new or existing laws.
- Demonstrate ability to diffuse and respond to customer concerns to avoid escalation of the problem
- Fair Housing Certification, or willingness to obtain prior to interacting with prospective residents.
- Demonstrate an ability to support and contribute to the community team.
- Demonstrate strong oral and written communication skills.

Physical Demands and Work Environment:
- While performing the essential duties of this position, an employee would frequently be required to stand, walk, and sit.
- Must be able to remain at a desk for a period of up to 8 hours.
- Must be able to walk property for a period of up to 8 hours in various weather conditions.
- Must have the ability to climb stairs.
