Real Estate Site Acquisition Project Manager

Job Description:

The Real Estate Project Manager – Site Acquisition (“PM-SAQ”) will be involved with the administrative process from end-to-end for data center site acquisition, ensuring critical tasks are executed efficiently, on time, and according to internal processes. The PM-SAQ is expected to manage multiple aspects of a growing data center site acquisition & build program, including tracking outstanding due diligence and managing the lease administrative processes for data center site acquisition. The PM-SAQ must be able to create new processes and procedures while streamlining administrative tasks with little supervision. The PM-SAQ will also be involved in tracking and organizing documents and milestones needed to secure leases, acquire land or buildings. In addition, the PM-SAQ will coordinate with our internal Site Development, Product, and Legal teams. The REPM will manage ongoing projects for the real estate team and create or improve existing processes as needed. They will also assist the Legal, Finance and Insurance teams with due diligence, budgets, and insurance or bond-related requests as needed.

Key Responsibilities and Essential Job Functions:

• Will track and organize due diligence items for data center site acquisition.
• Will manage administrative workflows for leasing, title coordination, and lease administration.
• Must effectively communicate regarding deliverables related to land purchases.
• Responsible for initial RFPs for land purchases, Letters of Intent, lease drafts, coordinating the legal approval process, and maintain regular workflow updates.
• Provides oversight of service ordering process for title, environmental, and regulatory.
• Will assist Site Development and Legal teams with tracking changes to PSA and lease language and negotiated terms.
• Responsible for updating and storing documentation such as land purchases, lease documents, forecast data, and backup documentation.
• Will attend meetings to capture and record reporting updates.
• Coordinate with Procurement on new vendor onboarding requests and capital requests for due diligence.
• Must be flexible in their ability to work on priority projects and must adapt quickly to changing initiatives.
• Manage additional projects as needed
• Serve as liaison between real estate and legal and sales teams, business, operations, and other internal and external teams on data center development projects.
• Manage minor redlines on land purchases with minimal supervision
  
  

Required Qualifications:

• Prior work experience as a real estate development, leasing, or project manager.
• Experience with data center Leasing, A&E, Environmental, Regulatory, Zoning and Permitting.
• Ground lease negotiation experience and experience interpreting data center zoning ordinances and environmental requirements is a plus.
• Experience with the full lifecycle raw land entitlement and data center development.
• Strong organizational, time management, administrative, interpersonal, verbal, and written communication skills
• Proficient in MS Office Products, Google Earth (FEMA maps, FCC/FAA websites, etc.)
• Good communication across multiple teams
• Excellent analytical and problem-solving abilities
• Documentation management and ability to use project management tools
• Detail oriented
  
  

Preferred Qualifications:

• Preference for individuals local to Denver, CO
• Preference for knowledge or prior experience in real estate or data center industries

Base Pay Range: Annualized salary range offered for this position is estimated to be $100,160 - $126,200. However, the actual pay range depends on each candidate’s experience, location, and qualifications.

Variable Pay: Discretionary annual bonus, based on personal and company performance.
