Lineage Landworks is an innovative Land Development Company with rapid growth and significant opportunities. We need a Director of Land Acquisition to join us. At Lineage Landworks, you will be identifying, negotiating, and securing land for residential building. This role requires expertise in market research, land valuation, contract negotiation, and navigating legal and regulatory requirements related to land transactions.
Key Responsibilities:
Strategic Planning & Execution:
- Develop and execute a comprehensive land acquisition strategy that aligns with the company’s growth objectives. Identify target markets, analyze demographic trends, and evaluate potential land parcels and individual land opportunities for residential development.
Market Analysis & Due Diligence:
- Conduct in-depth market research, feasibility studies, and risk assessments for both large tract and land acquisitions. Evaluate zoning laws, environmental constraints, and local regulations to ensure alignment with development plans.
Negotiations & Acquisitions:
- Lead negotiations with landowners, real estate brokers, and government officials to secure favorable purchase terms. Manage the acquisition process for both full land parcels and individual parcels, ensuring all contractual agreements and due diligence processes are meticulously executed.
Stakeholder Collaboration:
- Work closely with internal teams—including finance, legal, planning, and development—to ensure cohesive project execution. Engage with external partners, consultants, and community stakeholders to support successful land and land transactions.
Financial Analysis & Budgeting:
- Prepare detailed financial models and investment analyses to evaluate the feasibility and potential returns of various land and lot deals. Oversee acquisition budgets, monitor expenses, and ensure cost-effective decision-making.
Regulatory Compliance:
- Ensure that all acquisitions comply with local, state, and federal regulations. Coordinate with legal and compliance teams to manage issues related to zoning, permits, and environmental assessments.
- Reporting & Performance Tracking:
- Develop regular progress reports, performance metrics, and market updates for senior management. Provide insights and strategic recommendations based on acquisition trends and financial analyses.
Preferred Requirements:
- Bachelor's degree in Real Estate, Urban Planning, Business, Law, or related field (preferred).
- Previous experience in land acquisition, real estate, or a related field.
- Proven track record of successfully negotiating land deals and managing land acquisition projects.
- Strong negotiation, communication, and interpersonal skills.
- In-depth knowledge of land acquisition processes, real estate laws, and environmental regulations.
- Ability to analyze market data and conduct due diligence.
- Proficient in MS Office Suite and land management software.
- Basic understanding of cash flows and Internal Rate of Return (IRR).

Pay: $93,059.00 - $102,921.00 per year
