Job Description
The Building Code Officer conducts plan reviews and comprehensive onsite inspections of building construction to ensure compliance with all codes as required by law.
Essential Functions:
- Conducts plan reviews and onsite inspections of building construction to ensure that the foundation, concrete, masonry, accessibility, framing, slab, electrical, plumbing, gas, HVAC, roofing, and all other area-related systems of the construction process are in compliance with applicable codes and regulations.
- Maintains thorough and accurate records of plan reviews/inspections and conferences with contractors, architects, engineers, and owners regarding the review/inspection results and follows up appropriately.
- Discusses code requirements with contractors, owners, and the general public as required; answers inquiries and responds to complaints in a timely manner.
- Keeps abreast of all changes in codes, regulations, and laws related to building code enforcement.
- Reviews specifications and calculations of building plans; consult the originator when needed to clarify or make corrections.
- Authorizes acceptance or rejection of building applications based on review.
- Provides other officers with notes on plans to assist them during inspections; assist other officers by telephone if necessary.
- Informs contractors, engineers, and architects of problems in plans, onsite workmanship, and or materials; assists in resolving issues within the scope of the assignment.
- Insures the accountability and accuracy of the building permit routing process including maintaining and updating building permit data in the department database.
- Maintains all plans and files for permanent public record.
- Enforces the provisions of local and state laws as they pertain to the construction process.
- Assists with enforcement of locally adopted unsafe and nuisance codes.
- Operates a variety of office equipment.
Non-Essential Functions:
- Answers phones.
- Assists with any questions that the general public may have.
- Performs all other related duties as required.
Qualifications: Education and Work Experience
- Requires an associate’s degree in construction, engineering, architecture or related field, with five to seven years of experience in building, electrical, HVAC, or plumbing construction and/or inspection, or an equivalent combination of education, training, and experience in the opinion of the Building Official provides the required knowledge, skills, and abilities.
- Must possess a SCLLR Residential Inspector Registration (that includes the four residential building, electrical, mechanical, and plumbing certifications) within 24 months of hire date and a Commercial Inspector Registration (that includes the four commercial building, electrical, mechanical, and plumbing certifications) within 36 months of hire date.
- Pay will be consistent with the number and type of certifications earned.
- Must possess a valid state driver’s license.

- Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
- The employee must have the ability to travel up to 85%.
