What are the responsibilities and job description for the Building Superintendent position at Florence County SC?
The Building Superintendent is responsible for maintenance and repair of library facilities and equipment, including the HQ library, 5 library branches, and Bookmobile. Monitors and services HVAC, plumbing, electrical, security, and other systems, supervising work by vendors and contractors when necessary.
Essential Functions:
- Provides exceptional customer service to external and internal customers. Ensures a safe, clean environment for library staff and patrons.
- Regularly inspects buildings and grounds to identify needed repairs or cleaning.
- Performs preventative maintenance of library buildings, equipment and systems on a regular basis. Assists Library Director in planning for long-term maintenance needs.
- Obtains bids and proposals as needed, advises Library Director on vendor and supply selection, and monitors contracted work.
- Paints interior and exterior walls and trim of library buildings as needed.
- Installs and maintains lighting fixtures, cameras, and other electrical equipment.
- Installs and maintains plumbing fixtures and equipment.
- Monitors HVAC systems. Changes settings, maintains, and requests service when needed.
- Schedules and facilitates vehicle repairs and service.
- Maintains neat, clean, and safe work areas.
- Performs related duties such as carpentry, grounds maintenance, mechanical repair, changing locks, replacing ceiling tiles, etc.
- Operates and maintains a library vehicle and various other equipment.
Non-Essential Functions:
- Maintains up-to-date knowledge of building and maintenance practices; seeks ways to improve efficiency and effectiveness of library maintenance program.
- Assists with meeting room setup and moving furniture and equipment as needed.
- Responds to emergency calls; works nights and weekends as needed.
- Performs all other related duties as required.
Qualifications: Education and Work Experience
- Vocational diploma or certificate in plumbing, electrical, HVAC, or related field; 3 years of facilities maintenance experience, or any equivalent combination of training and experience which provides the required knowledge and skills.
- Must have thorough working knowledge of OSHA regulations and ADA requirements.
- Basic computer skills required.
- Must possess a valid South Carolina driver’s license.
