We are seeking a hands on Maintenance Director to be a part of our brand new luxury property, Trinity Sherman in Sherman, TX. The ideal candidate must have 5 Years experience as a Maintenance Director with a 200 sized multi-family property, be EPA and CPO certified.We are Great Place To Work Certified and rate in the Forbes Top Ten in our real estate category. You will not find a better work environment.We offer : $200 per week call pay20% annual bonus potential, paid quarterly 3 Weeks PTOFourteen paid holidays , including your birthdayAnnual Conference funExcellent benefits and generous 401K matchGenuine work-life balanceAward winning cultureCell phone reimbursementClosed SundaysFuture growth potentialEssential FunctionsAssistsand completes work orders generated from resident requests for service, as wellas routine upkeep on the community by diagnosing the source or cause of thedefect or problem, and making repairs in accordance with established policies,procedures, safety standards, and code requirements.Overseesand completes the "make-ready" process to prepare vacant apartment homes forleasing and new move-ins by completing the pre-move-out inspection, creating a"punch" list of maintenance work needed, scheduling vendors and contractors asneeded, obtaining needed supplies and materials, completing all maintenancetasks, and inspecting completed work.Developsstandards for the cleanliness and overall appearance of the community'sgrounds, amenities, building exteriors, market ready unit interiors,breezeways, curbs, signage, leasing office, central garbage areas, parkinglots, and other buildings and common areas to ensure that they reflect andrepresent the high quality of the community and FPG standards.Periodicallyinspects work performed by other service team members to assess effectivenessof policies and procedures and develop corrective action plans as needed.Periodicallyinspects work performed by contractors, vendors, and other service providers toverify the work, materials and services meet quality standards, scope andspecifications as required.Maintainsadequate inventory of spare parts and maintenance materials and works withCommunity Director to order supplies and tools as needed to stay withinbudgetary guidelines.Completespreventative maintenance procedures and inspections as outlined in the Policyand Procedure Manual.Supportscost-cutting and expense control programs by fixing rather than replacingparts, when possible, not being wasteful with materials and supplies, andpracticing the correct use for tools and equipment.Conductsregularly scheduled FPG safety meetings, ensure all MSDS sheets are current andreadily accessible, and keeps up to date on all OSHA and other safety relatedlaws and requirements to ensure community compliance.Demonstratescustomer services skills by treating residents and others with respect,answering questions from team and residents, responding sensitively tocomplaints about maintenance services, and assigned work orders with efficiencyand urgency.Tourproperty daily to look for needed maintenance and liability hazards and reportto Community Director.Attend,participate and meet required educational classes and training programs,certifications, eLMS classes, maintenance seminars, etc.Mustbe hands on working Maintenance Supervisor who leads by example
