Responsibilities
- Implement project buy-out to occur within stipulated 60-day time frame, ensuring complete scopes are being bought.
- Negotiate with subcontractors and write subcontracts in a timely manner to conform to the scope of work and within constraints of schedule.
- Write subcontracts and purchase orders within the guidelines of the plans, specifications, material estimate and job budget. Verify that all work and material include applicable taxes, permits and compliance with all codes and ordinances. Any variance from the above must be approved by the VP/Project Executive. Submit finished package to the VP/Project Executive for approval.
- Assure those supervisory personnel are effective and efficiently used in producing a quality job, on time and at the lowest practical cost.
- Promote an atmosphere in the field that creates company loyalty and encourages each employee to contribute their best efforts toward the objectives of the company.
- Monitor the direction of activities of the superintendent and subcontractors and the conduct of subcontractor relations. Provide technical assistance as required.
- Monitor the overall scheduling for each project including the required timetables for work performed by subcontractors.
- Monitor and work with Project Superintendent to ensure the schedule is updated weekly and utilized daily. Do not allow project team to "accept" preventable delays. Look ahead and address any areas behind schedule with mitigation plan to make up lost time.
- Maintain a system of individual job cost controls so that jobs can be monitored as they progress to be certain that labor and material do not exceed estimates. This is necessary to assure that corrective action may be taken in time (in process) to bring increasing costs back into line with the estimate.
- Keep the VP/Project Executive apprised on a current basis of all changes that affect job cost.
Education and Experience
- Four-year degree in Construction Management or related field
- Previous experience is required
