Responsibilities
- Provide input internally and with Client and Design Professionals during the Preconstruction process regarding constructability, logistics, costs, and schedule
- Assist Pre-Con & Estimating team with identification of Pre-Qualified trade partners (Sub's and vendors)
- Assist with subcontractor interface and bid evaluations during preconstruction.
- Ensure an updated set of drawings and specifications are being maintained.
- Assist and take the lead, when necessary, with subcontractors on schedule issues
- Oversight of RFI's and submittals; ensure timely responses from design team/Client
- Oversight of procurement from subcontractors/vendors
- Oversee the preparation of weekly and monthly Project Reports
- Subcontractor and vendor oversight from project start to project completion, including buy-out, subcontract/PO creation, procurement, change order management, and subcontractor/vendor draw reviews and approvals.
- Directly supervise the activities of assigned Project Manager(s)
- Evaluate the performance of team members, and facilitate their advancement
- Regular visits to projects to ensure schedule, quality, and safety compliance.
- Ensure FCG project safety standards are complied with
- Oversight of quality initiatives on projects
- Oversight of the monthly pay application process with the Client
- Oversight of completion and close-out of assigned project(s) and acceptance of each project by Client
- P&L responsibility for assigned projects. Monitoring project costs, and accurate projection of costs to complete.
- Oversight/resolution of cost issues with clients, and resultant change order requests and OCO's.
- Maintenance of the project Budget
- Create and maintain a positive relationship with the Client, design team, and subcontractors.
- Development of Project Goals and Objectives
Qualifications
- Bachelor's degree in Construction Management, Engineering, or a related field
- 10 years of experience in the multi-family construction industry, with a focus on project management and leadership roles.
- Proven track record of successfully managing multi-family construction projects from inception to completion.
- Strong financial acumen and experience with project budgeting and cost control.
- Excellent leadership, negotiation, and communication skills.
- Knowledge of construction processes, codes and regulations.
