Description:
Position Overview: Operates, maintains and repairs medical center heating/ventilation/air conditioning (HVAC) equipment and related plumbing, electrical and mechanical systems. Operates snow removal and grounds maintenance equipment. Assembles furnishings as directed and moves furnishings as required. Performs assigned tasks that are consistent with maintenance work.
Duties and Responsibilities:
- Have working knowledge in carpentry construction of walls, ceilings, partitions, doors, window installations, to include hardware, energized and standard-type installations.
- Have working knowledge in the maintenance and operation of HVAC systems and equipment in the medical center. Install wiring for new electrical requirements, troubleshoot and repair existing electrical systems, replace and maintain electric motors, transformers, switches, alarms and Public Address (PA) systems and comprehend blueprints and diagrams to ascertain locations and specifications of equipment, outlets, lighting and other electrical applications within Uniform Building Codes (UBC), national Electrical Code (NEC) requirements.
- Ability to perform electrical tests safely during continuity tests of ohms, amps and watts for Alternating Current (AC), Direct Current (DC), low voltage and high voltage systems. Ability to replace lighting ballasts; ability to assist in cabling for computers and other related equipment.
- Have working knowledge in the maintenance, operation and repair of mechanical equipment of systems in the medical center. Follow and comprehend blueprints, operations manuals and manufacturer’s specifications when maintaining and repairing mechanical equipment.
- Have working knowledge of, and know the safe operations of, boilers, steam traps, safety valves, condensate returns, piping systems, motor/pump systems, and air handlers as pertain to HVAC and ventilation systems. Have working knowledge and theory comprehension of Foil Coil Unit (FCU), Variable Air Velocity (VAV) units in heat and chilled water systems. Have working knowledge of thermostat control valves and related controls and equipment.
- Have working knowledge of plumbing to include replacement of seals, gaskets, washers and new installation of drain systems, water supplies. Able to solder many types and sizes of copper pipe. Ability to cut, thread and plumb iron pipe systems in a safe manner.
- Ability to assemble a wide variety of furnishings. Able to work unsupervised and accomplish detailed work orders within the allotted time and quality standards.
- Have working knowledge to safely operate snow removal equipment and lawn care equipment of all types and able to perform most needed repairs of that equipment.
- Ability to work with others to problem-solve and work toward a common goal.
- Ability to work long hours on short notice.
- Ability to perform tasks on ladders 12 feet and higher.
- Ability to work in confined spaces to perform plumbing, electrical and HVAC servicing and repairs.
- During the winter season, early morning snow removal or late-night snow removal is required. Shoveling is required.
- Ability to operate roto-rooters and drain equipment as required in a safe manner.
- Understand personal hygiene and dress code requirements of the medical center follow accordingly.
- Ability to perform generator tests, as required, in a safe manner and according to Life Safety Code requirement(s).
- Possess strong organizational habits to efficiently complete tasks swiftly and safely.
- Have knowledge of wood staining, finishing and painting of all types. Ability to perform this task safely and efficiently.
- Perform metal welding procedures within equipment capabilities in a safe manner.

- Ability to be on-call, and available when on-call, as required by the Facilities Director to meet the needs of the medical center. Participation in the call rotation (including holidays) and weekend work rotation are required.

Minimum Education and/or Experience Required:
- High school education or equivalent required.
- Post-secondary education or formal education in a maintenance related field preferred.
- Three to five years of verifiable work experience in general building maintenance, mechanical repair, and/or HVAC preferred.
- Previous medical center maintenance experience desired.
Additional Qualifications:
- Strong mechanical aptitude.
- Working knowledge of electrical, mechanical, plumbing, carpentry, and HVAC systems.
- Proficiency in interpreting drawings, blueprints and schematics.
- Ability to work under stress.
- Ability to work following safety policies, protocols and regulations. Includes ability to wear masks, gloves, and other PPE as required.
- Valid driver’s license.
- Ability to operate technologies and equipment associated with this position including, but not limited to: computers, copy machines, fax machines, tools (hand, power), soldering torch, cutting torch, welder, power saws, router, drills, electrical meters, vacuum meters, water test equipment, boilers, chillers, air conditioners, snow blower, snow plow, leaf blower, power sweeping equipment, lawn mower, truck, tractor, plow/blower and other equipment consistent with maintenance work as required.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to write routine reports and correspondence.
- Mathematical skills and reasoning ability: Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals.
