Area Maintenance Supervisor
Flynn Management is looking to fill a new position for a Full Time Area Maintenance Supervisor to lead our team for apartment community in Palatka, FL area.
The MAINTENANCE SUPERVISOR is responsible for the on-site maintenance and upkeep, inventory, record/logs and repair of grounds, apartments and buildings of the property. And the MAINTENANCE SUPERVISOR is responsible for supervision and guidance, staying within the established budget guidelines for both income and expenses each month throughout the year for the area properties.

Primary Responsibilities
- Performs maintenance tasks at assigned main property three (3) days per week and assists, oversees and inspects work performed by the maintenance team including daily repairs/upkeep in area properties.
- Supports Site Manager’s system for prioritizing/handling resident service requests and arranging preventative maintenance. Investigates and resolves issues where service orders are past due. Ensure resident service requests are performed timely and with a professional attitude.
- Reviews records in the properties regarding preventive maintenance, service requests, expenditures, apartment make‐ready status, work‐in‐progress, etc.
- Responds to reports of unusual or escalated repair or maintenance issues. Determines repair, material, and supply requirements and performs any range of repairs involving mechanical, electrical, plumbing or HVAC systems or units. Determines the need for outside contractors and negotiates and schedules related assignments, monitoring progress and results.
- Monitors all maintenance activities.
- Organizes and maintains an adequate inventory of spare parts and maintenance materials in the maintenance shop to handle most common repairs and situations.
- Supports Site Managers to select and negotiate with local vendors and contractors.
- Available for on-call duty, nights and weekend work.
- Monitors and inspects all work of vendors and maintenance staff to ensure compliance with required specifications for each trade as set forth in the Company Procedure Manual.
Position Requirements
- Working knowledge of building construction, electrical systems, appliances, plumbing, carpentry, plastering, pool systems, drywall repair, painting, asphalt maintenance, and HVAC.
- Must have a working smart phone suitable for use with various software applications.
- Must attain a minimum of 70% or greater on the Maintenance Test.
- Strong customer service skills and positive attitude a must.
- Must have a valid driver’s license and automobile insurance.
- High School diploma or equivalent experience is required.
- Minimum of 40 hours per week, Monday through Friday. Weekly schedule may change as required. Must be available for on-call emergencies and weekend work.
- Must meet all physical requirements of the position including ability to walk 100 yards at a moderate pace and lift 50 pounds overhead.
- Must enjoy outdoor work year-round.
