Position Summary
The Manager, Facilities and Maintenance plans, directs and coordinates construction, maintenance and repair of buildings and grounds. Provides both a proactive and reactive, multi-skilled maintenance service on all operational equipment and facilities infrastructure in the production facility. Increase the operational effectiveness, mean time between failure and downtime reduction, and manage and implement improvement plans, driving KPIs ensuring that EHS requirements are adhered to.
Job Duties
Maintenance Management
Lead maintenance technicians and facility staff, ensuring proper skill development, quality work performance, and adherence to safety protocols.
Experience Requirements
Five or more years of practical and supervisory experience in maintenance and/or construction/installation methodologies, planning and scheduling processes, financial reporting, monitoring systems is required. Previous Lean manufacturing experience preferred.
Educational Requirements
A Bachelor of Science degree in an engineering or related field is required.
In lieu of a bachelor’s degree, ten years or more of practical experience in maintenance and/or construction/installation methodologies, planning and scheduling processes, financial reporting, monitoring systems with at least five years supervisory experience is required. Previous Lean manufacturing experience preferred.

Working Conditions

Job Duties
Maintenance Management
- Develop and oversee preventive maintenance programs for machinery, equipment, and facility systems (HVAC, boilers, electricity, water, sewer, gas, waste treatment, and cooling towers, etc.).
- Manage operational equipment maintenance efforts by utilizing KPI’s, compile/analyze/report data, recognize/implement changes for improvement, related to equipment reliability.
- Troubleshoot, repair, and coordinate maintenance of production machinery to minimize downtime and maximize efficiency.
- Support the planning, development, and coordination of remodeling and renovation projects and space allocation; coordinate and inspect the work of outside contractors involved with construction.
- Negotiate and manage construction, maintenance and repair of buildings, grounds, plant, and operational equipment projects and continuous improvement plans within budget and on schedule.
- Ensure the buildings and grounds are maintained, including security, janitorial services, and compliance with OSHA, EPA, and other regulatory standards.
- Manages budgets and ensures cost-effectiveness for fixed building asset investments.
- Develop and implement asset management improvement programs such as: identification of asset criticality, asset risk assessment, condition auditing, preventive and condition maintenance programs, predictive strategies, and refurbishment/obsolescence plans and ensure effectiveness with measurable success.
- Support strategies to increase energy efficiency and cost-effectiveness.
- Identify opportunities for process improvements in facility operations, and overall equipment effectiveness.
- Create and implement policies and procedures to improve operational performance of the production facility.
- Support the EH&S team to ensure compliance with site environmental, health, and safety standards.

- Advanced technical knowledge of utility systems, HVAC, controls, electrical, hydraulics, boilers, compressors, and other plant equipment.
- Experience with CNC machining equipment (Vertical / Horizontal milling machines and lathes) and surface treatment equipment (chrome coating) desired.
- Knowledge of safety standards, OSHA & DHEC regulations, piping and electrical standards and other fundamental industrial and mechanical standards.
- Must have strong problem-solving skills and be able to communicate complex issues to management and peers clearly, concisely and accurately.
- Aptitude for determining root causes of failure and implementing corrective and preventive actions.
- Strong scheduling and project planning skills.
- Safety oriented: Keeps safety in mind always – looks out for the safety of employees and self.
- Ability to understand complex contractual issues as they relate to plant operations, maintenance and equipment.
- Ability to productively work independently and as an integral team member across the company, managing tasks in a short time frame.
- Ability to respond calmly and think clearly in emergency situations.
- Effective verbal and written skills to include the ability to prepare and present training, project information, and facility status.
- Strong computer skills to include spreadsheets, databases, word-processing and project software.
- Familiarity with ERP/MRP software.
