Job Title: Commercial Property Inspector

Job Summary: We are seeking a detail‐oriented Commercial Property Inspector specializing in walk-through surveys. In this role, you will visually inspect commercial properties to document current conditions, identify areas in need of repair, and ensure compliance with established standards of practice. Your observations will support comprehensive inspection reports while maintaining a high commitment to safety, effective use of technology, and adherence to the defined scope of practice.

Key Responsibilities:

  • Conduct Comprehensive Walk-Through Surveys
  • Visually examine property features including roofs, exteriors, decks, balconies, basements, foundations, crawlspaces, heating and ventilation systems, cooling systems, plumbing, electrical systems, fireplaces, attic ventilation, insulation, doors, windows, and interior spaces.
  • Observe and document items of interest and potential safety hazards, noting any issues that restrict access or impede a full inspection.

Access and Coordination

  • Work with clients to secure timely access to the subject property, necessary documents, and relevant interviewees.
  • Ensure that all required information, historical reports, and documentation are available to support the inspection process.
  • Note any delays or obstructions provided by the client that hinder the inspection process.

Inspection Protocols and Safety

  • Follow strict safety protocols during on-site surveys, including working safely at heights or in confined spaces.
  • Limit the inspection to a single walk-through survey per report, with potential revisits for further clarification after research.
  • Adhere to defined responsibilities by performing non-invasive visual inspections without conducting tests (e.g., water tests, structural load evaluations) that fall outside the scope of practice.

Reporting and Documentation

  • Prepare detailed, clear inspection reports that summarize observations, identify areas requiring repair, and highlight any access or safety issues encountered.
  • Ensure that reports accurately reflect the physical condition of all inspected systems while noting limitations or areas that were not inspected due to safety concerns or lack of access.

Adherence to Standards of Practice

  • Follow established guidelines for inspecting various components of commercial properties, such as roof coverings, exterior structures, interior safety features, and life-safety systems.
  • Avoid tasks beyond the visual scope of inspection (e.g., testing appliances, evaluating building codes, or providing engineering analyses).

Travel Requirements:

  • Must cover a territory that may involve up to a 3.5-hour one-way driving distance.
  • Occasional overnight travel will be required to complete inspections across the assigned region.
  • Occasional travel to out-of-state industry conferences for ongoing professional development and continuing education.

Compensation and Benefits:

  • Expected Annual Salary Range: $50,000 to $60,000 (combination of base salary and commission).
  • Please Note: Health, vision, and dental insurance are not included.
  • Paid continuing education approved by the company.
  • Fleet vehicle provided for business travel.
  • Fuel credit card is provided.
  • Per diem provided for travel-related expenses (travel food and overnight stay).
  • No employer-sponsored retirement benefits are provided for this position.

Work Schedule & Time Off:

  • Standard work schedule is Monday through Friday 8:00 am to 5:00 pm CST, with occasional weekends required for travel to inspections and occasional conferences. (40 hours per week)
  • 10 paid vacation days per year.
  • Paid holidays include: New Year's Day, Martin Luther King Jr. Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day, Friday after Thanksgiving, Christmas Eve, Christmas Day

Training and Professional Development:

  • In-Depth Training: Upon hiring, you will participate in an extensive training program designed to familiarize you with our inspection protocols, reporting procedures, and safety standards.
  • Examinations and Credentialing: You will be required to successfully complete examinations post-training to validate your proficiency.
  • Ongoing professional development will be provided by the company.
  • The candidate must complete annual continuing education courses to maintain up-to-date industry knowledge.

Team Collaboration and Communication:

  • Work as part of a dedicated team of inspectors and support staff, collaborating to ensure quality, consistency, and efficiency in our service delivery.
  • Demonstrate excellent interpersonal skills, engaging effectively with clients, building occupants, property managers, and team members.
  • Utilize strong communication skills to gather onsite information and clearly explain inspection procedures and findings.

Technology Proficiency:

  • Must be highly proficient with modern technology, including mobile devices, data capture tools, and inspection software.
  • Ability to efficiently record, store, and transmit inspection data and communicate with onsite personnel using digital platforms.

Qualifications:

  • Education: Associates degree required.
  • Strong understanding of industry standards and practices specific to commercial property walk-through surveys.
  • Excellent observational skills with a keen attention to detail.
  • Effective written and verbal communication skills for preparing and presenting clear reports.
  • Proven ability to work both independently and collaboratively in a team environment.
  • Proficient in using modern technology and comfortable engaging with persons onsite.
  • Familiarity with safety protocols and comfortable working at heights or in confined spaces.
  • Certification in property inspection or related training is highly desirable.
  • Valid driver’s license and appropriate insurance as required.
  • Must be able to undergo and pass a federal background check and drug test prior to hiring.
  • Must be able to enter schools and other facilities where children congregate, and must have no background that restricts such access, including any history of child abuse.

Required Previous Experience: Must include any of the following:

  • 3 years of commercial construction experience, or
  • Residential home inspector with a proven record of more than 300 inspections, or
  • Certified ICC B2 commercial building inspector with 2 years of experience, or
  • Structural engineer with relevant inspection or construction experience.

Working Conditions:

  • On-site inspections at diverse commercial properties, with exposure to variable weather conditions.
  • Extensive travel within an assigned territory, including long-distance drives and occasional overnight stays.
  • Inspections may involve working at heights (e.g., inspecting roofs from eaves or rooftop access) and in confined spaces (e.g., crawlspaces).
  • Frequent interaction with multifamily residents from all income levels, requiring cultural sensitivity and strong interpersonal skills.
  • Exposure to a variety of building conditions, including properties in disrepair, potential mold hazards, and environments where signs of drug-related issues may be present.
  • Strict adherence to safety guidelines and protocols is mandatory for all inspections.
