Reports to: Communities Director
Compensation: TBD; Based on experience
Location: Kaukauna/Appleton, Frequent travel across Wisconsin

Summary: The Communities Leader is responsible for overseeing apartment complexes in the Madison, Milwaukee, Beaver Dam, & Carrollton (OH) area. We’re looking for someone who is positive, hardworking, trustworthy, and organized, with a knack for multitasking. This role offers a unique opportunity to dive deep into property management and real estate investing.
Who you are:
- A hard worker with a positive attitude and a hunger for growth
- A strong time manager who can prioritize and juggle multiple tasks
- Trustworthy, with excellent communication skills
- Ideally has general maintenance skills (we can train the right person)
- Experienced in leadership (preferred, but not required)
- Highly organized and capable of maintaining efficient workflows
What you are great at: (responsibilities)
- Direct on-site managers, vendors, and contractors at designated properties
- Ensure the look, feel, and smell of properties meet high standards
- Supervise, communication and delegation with on-site managers and vendors
- Ensure projects and maintenance efforts stay within budget while maintaining high standards across all properties
- Manage and organize each property (look, smell, and feel)
- Resolve High-level resident issues and concerns
- Routinely walk properties to assess needs and leverage vendors and employees to achieve results
- Obtain permits for projects (e.g. new dumpster enclosure fences, etc.)
- Assess various locations and ensure the appearance of the building and safety measures are being maintained (e.g. exit signs lit, smoke alarms have batteries, misc. hazards, etc.)
- Identify unauthorized vehicles and other lease violations and as well as working with office staff to carry out lease violations
- Ability to lead, coach, and develop team members to maximize their potential and achieve organizational goals
- Occasionally interact with law enforcement on the behalf of Focus PM
What you have Achieved: (requirements)
- Must be at least 18 years of age
- Ability to lift 50lbs, frequently bending and lifting safely
- Valid driver’s license
- High school diploma or equivalent
- Speed is life mentality - working efficiently and safely
- A proactive mindset and a passion for creating positive experiences for others
