Job Description :

The Folger Shakespeare Library, located on Capitol Hill in Washington, DC, is seeking a motivated team-player to join our fast-paced and energetic Facilities Team as a Building Services Technician . Under the supervision of the Chief Engineer and Director of Operations, the Building Services Technician will provide support to our historic property, an additional office building, and several residential properties. Duties include continuing operation of all critical machines and systems throughout all Library properties, performing repairs and general building maintenance as detailed in list of duties, and providing quality attention to detail while performing all tasks.

Standout candidates will be self-motivated team players. They will have a desire to learn new skills and a drive for improvement. Candidates will need to have prior experience in building related trades, with a requirement of previous electrical work.

The standard schedule for this role is flexible, however will add up to a 35-hour work week with an hour unpaid lunch daily. This position will have a shifted day schedule that can be discussed between the candidate and hiring manager during the interview process. Monday work will be required; regular Saturday-Sunday and evening work will be required. The selected candidate will need to be within a commutable distance to the D.C. office (DC, MD, VA) by their start date.

Compensation :

  • This is a weekly-paid hourly position, with a pay range of $26-$30 for a 35-hour work week.
  • Total compensation includes extensive benefits plan, including fully covered health, dental, and vision insurance and a generous 403b contribution and match, outlined at https : / / www.folger.edu / employee-benefits.

Duties :

  • Performs routine inspections, preventative maintenance and predictive maintenance throughout the plant and properties.
  • Assists in general cleaning and preventative maintenance of all mechanical equipment rooms; checks for valve and piping system leaks, abnormal equipment noises, standing water, etc.
  • Completes work orders and related paperwork daily; coordinates with various departments or tenants to resolve maintenance problems; performs repairs, renovations, and upgrades to rental apartments as needed during occupancy and in-between tenants
  • Completes work orders as assigned by Director of Operations or Chief Engineer to include :
  • Performs basic repairs and rewiring of electrical fixtures; Maintain, repair, or replace the following electrical components as needed : light bulbs, light ballasts, light fixtures, outlets, switches, electrical motors, etc.

  • Determines the steps necessary to assess an electrical situation using testing devices, blueprints and diagrams. Repairs electrical issues by replacing or installing components, wiring or devices. Tests electrical systems using tools that include voltmeters and ohmmeters to determine where issues may be occurring, the safety of the system and to ensure compatibility.
  • Performs basic repairs of water piping and plumbing systems; maintain, repairs, or replaces the following plumbing components as needed : water pumps, drains, sprinkler systems equipment, steam traps, steam / water valves, flush valves on urinals, toilets, toilet fixture tank balls, floats, flappers, flange seals, etc.; snakes clogged drains as needed.
  • Performs basic repairs of mechanical systems including maintenance, repairs, or replacements of the following mechanical components : coils, valves, filters, belts, lubrication of bearings, AHU fans, etc.; assists with repairs and troubleshooting of chiller, air-handlers, air compressors, pumps, gas boilers, gas water heaters, and plumbing equipment; investigates and troubleshoots noise, odor, heating / cooling issues, and reports back to Chief Engineer.
  • Repairs windows, gaskets, and seals; repairs doors and locks.
  • Repairs carpet, VCT flooring, and tile flooring.
  • Replasters, repairs drywall, caulks, and paints Library properties.
  • Performs the general repair of furniture and wooden equipment items and routine maintenance on door hardware; constructs shipping cases, bookcases, and other basic wooden construction for building; assembles and installs desks, and miscellaneous furniture.
  • Starts and stops HVAC systems and performs minor repairs and maintenance of the equipment; performs repairs or maintenance tasks of steam radiation equipment and performs routine maintenance on valves and traps, as needed.
  • Escorts contractors to mechanical rooms and areas as requested.
  • Completes logs, check lists, and status reports for Director of Operations, as requested; Reports damage to buildings and equipment to Chief Engineer.
  • Performs work with energy sources in safe state. Uses proper lockout-tagout procedure for valves, switches, and other sources of energy. Wears proper PPE (such as gloves, safety glasses, ear and eye protection, masks and / or respirator) for each task. Communicates potential safety and hazard situations with coworkers.
  • Education and Experience :

  • High school diploma or equivalent required.
  • 1-3 years previous experience required in one or more building related trades such as drywall / plaster, caulking / painting, gutter cleaning, flooring / trim, doors / locks, light bulb / light fixture replacement, electrical, plumbing, mechanical, carpentry, tile work, fence repairs, as well as minor masonry and roofing repairs.
  • 1-3 years previous experience in electrical troubleshooting required.
  • A current Driver's License required.
  • Prior experience with historical and / or cultural institutions strongly desired.
  • Skills and Knowledge :

  • Solid knowledge of tools, equipment, and materials and problem-solving and technical skills to solve maintenance problems.
  • Ability to read schematics.
  • Firm grasp on electrical construction and engineering language.
  • Proficiency with the National Electrical Code and local codes.
  • Ability to make independent decisions as well as participate in solving problems by examining thoroughly and proposing cost effective solutions which are communicated properly to the Chief Engineer, and to follow through with complete implementation of the solution.
  • Good organizational, interpersonal, and communication skills required with attention to customer service standards.
  • Ability to prioritize work to complete assignments in a timely manner.
  • Expected to have a positive attitude and be a team player who is detail-oriented, clean and organized.
  • Reliable and dependable in attendance and in work product.
  • A motivated self-starter with a forward-thinking approach.
  • Physical Requirements :

    This job operates in an environment currently under construction. During the period of construction, employee may be exposed to loud noises, dust, and other construction elements; Personal protective devices are provided by the Folger to reduce the impact of construction elements. The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.   • Ability to work varying and additional hours as project demands arise (including evenings and weekends as necessary) is required.
  • Availability to be on call, 24 hours a day or in case of emergency.
  • Considered essential personnel in emergencies and must be on call and able to perform seasonal snow removal and assist in moving heavy equipment as needed.
  • Ability to lift, carry and move heavy items up to 75 lbs.
  • Ability to push items weighing up to 100 lbs.
  • Ability to perform tasks requiring prolonged standing, walking, bending, stooping, and climbing of stairs.
  • Ability to traverse multi-level properties with no elevators.
  • Ability to perform cleaning after repairs as needed.
  • Capacity to communicate, in person, using video, phone, or electronic communication methods, which can be understood by others.
