What are the responsibilities and job description for the Building Maintenance Lead position at Fond du Lac Reservation?
- Responsibilities: Performs high level general repair and maintenance duties throughout the facility but not limited to carpentry, painting, plumbing, and basic electrical (outlets, light bulbs/fixtures, etc.).
- Due to changes and modifications in the job from time to time, employees are required to be flexible and assume other responsibilities assigned by management as deemed necessary.
Creating preventative maintenance schedules for equipment. This would include but is not limited to HVAC, plumbing fixtures, and boilers/hot water heaters.
Creating a building envelope and site maintenance plan and execute that plan. This would include mowing, snow removal, and grounds maintenance.
Creating a cleaning schedule for equipment that supports standard facilities operations and extending equipment life.
Provides supervisory duties to maintenance and custodial staff. These duties would include scheduling, guiding/training, and conflict resolution. The maintenance lead would need to follow internal policies and procedures as it would relate to each unique situation.
Familiar with building management systems and an understanding of their settings and ability to modify schedules as needed.
Capable of understanding organizational energy specifications and ability to navigate operational need while being energy conscious.
Ability to be able to understand manufacturer specification sheets and implement suggested maintenance recommendations.
Create and maintain a maintenance log.
Have a general understanding of electrical and control systems.
Document facility sequence of operations and identify opportunities of operations savings.
Other Applicable Tasks:
Schedule periodic professional inspections for building systems (e.g., HVAC, electrical, plumbing).
Keep records of maintenance schedules and completed tasks.
Make organized notes and document equipment history.
Order and stock essential replacement parts and materials.
Develop, modify, delegate routine mandatory and preventive maintenance schedules and assign tasks to staff.
Takes inventory of equipment and supplies.
Reports malfunctioning equipment and schedules or making repairs.
Displays a responsive and professional demeanor and promptly responds to all requests, complaints, and problems.
Recognizes that each employee is a representative of the Fond du Lac Band of Lake Superior Chippewa and is responsible for demonstrating courtesy, respect, and sensitivity to the needs of all others, including visitors and co-workers.
Represents the Fond du Lac Band of Lake Superior Chippewa and the department in a positive and professional manner in the community.
Required to maintain proper attendance including reporting to work on time in accordance with applicable policies.
Maintains a clean and organized work area.
- Qualifications: Valid U.S. Class D Driver’s License required.
- Subject to inside and outside environmental conditions, including working in a smoking environment.
One year of maintenance experience is required.
One year of supervisory experience is required
Ability to learn and apply new skills or processes.
Building Operations Certification is preferred or must be able to obtain certification within 6 months of hire.
Working knowledge of motors, pumps, HVAC, plumbing, basic electrical, carpentry and furniture repair is required.
Skilled with the use of hand and power tools is required.
Basic knowledge of electrical and control systems is preferred.
Knowledge of car wash operation and maintenance preferred.
Knowledge of preventive maintenance requirements for a wide variety of equipment and systems is desired.
On-Call and flexible hours are required for emergencies, weather and other on-call issues.
Ability to follow written and oral instruction explicitly is required.
Ability to work effectively with fellow employees and the public is required.
Ability to work above ground level such as on ladders and scaffolding is required.
Ability to communicate effectively orally and in writing is required.
The ability to work independently and establish priorities is required.
Attention to detail and accuracy is required.
Ability to establish professional and harmonious working relationships on all projects and with all parties involved.
Subject to drug and alcohol testing in accordance with the Fond du Lac Reservation’s Personnel Policies.
Subject to pre-employment and annual background checks.
Travel is required.
PHYSICAL REQUIREMENTS:
The ability to lift and carry up to 50 pounds is required.
Walking, standing, bending, stooping, climbing, pushing, and pulling are required.
Manual dexterity is required.
