General Description: This is a full time position in which the person will be responsible for all aspects of the tenant experience with the help of a Resident Services Coordinator, Leasing Coordinator, and Maintenance Coordinator. This position oversees the Resident Services Coordinator, while the Leasing Coordinator and Maintenance Coordinator report to the Director of Property Management.
This position is Monday through Friday 8:55am-5pm with no weekend or holiday work required.
Responsibilities include:
- Managing a portfolio of 600 single family homes throughout the Anderson area
- Greet and assist walk-in guests in Foothills office, tenants, etc.
- General tenant management:
- Delinquency Oversight: Approve/Deny eviction filings based on Company Policy
- Annual Inspection Review: Review the property condition: Determine if any lease violations need to be sent or if any maintenance is required.
- Lease Renewal Oversight: Determine new rental amounts, if renewal is recommended, and countersign leases
- Lease Violation Oversight: Ensure lease violations are completed by due date and determine if tenant charges or eviction is required.
- Tenant move out- leasing close out: Confirm move out date and review charges.
- Tenant insurance claims: Communication with insurance company regarding any claims submitted.
- Lease modifications: Review, process, approve all proposed lease modifications.
- Leasing/New Move-In Completion: Accepting security deposit/rent, Review new move in packet with resident, ensure lease and proof of utilities is received prior to giving keys. Complete new move-ins and countersign leases
- Oversee Housing Authority Maintenance to ensure completion
- Onboarding existing tenants under new management
- Resident Conflict Resolution: Ensure tenant walk-ins, calls are being answered, and any problems being solved.
- Ready inspections: Traveling to property to take 360 photos, marketing photos, and video tours.
- Advertising Review: Ensure property marketing is accurate and determine new rental rate
- Security Deposits
- Reviewing move out inspection and determining tenant chargeback items
- Complete the security deposit disposition within expected timeframe
- Continuing education for legal compliance
- Oversee the Resident Service Coordinator- Following a 60-90 Day Review
- Support and oversee Resident Service Coordinator to ensure tasks are completed
- Lead weekly meetings with Resident Service Coordinator
- Schedule/Complete team member reviews
- Lead Weekly one on one check ins
- Review and track PTO
Requirements include:
- Articulate and professional communication skills
- Ability to present information with a positive and refreshing outlook
- Bachelor's degree or equivalent experience required
- Property Management license required
- A strong moral and ethical foundation- integrity
- Attention to detail and organization
- Ability to work and communicate with a team
- Reliable transportation as local travel required- reimbursement for mileage using IRS standard rate

Pay: $40,000.00 - $50,000.00 per year
