Our client, a rapidly growing independent provider of commercial real estate finance services is looking for a Project Manager – Property and Environmental Assessments! In this role, you will apply architectural and engineering skills to conduct property and environmental assessments. This role will be responsible for performing technical reviews, assessing property conditions, orchestrating construction plans and budget reviews, and monitoring the progress of construction projects.

This is a remote opportunity and requires up to 50% travel.
Responsibilities:
- Conducts a Walk-through Survey of the readily accessible and visible major building systems (mechanical, electrical, and plumbing), structure and foundations, representative interiors, common areas, exterior walls, windows, flat roofs, low-sloped roofs, and pavement. Provides photographic documentation of the site and building features and documents observations.
- Observes the Property’s mechanical systems, components, equipment, and conditions, for the purpose of identifying system type, condition, expected remaining useful life, and significant Physical Deficiencies.
- Approximates areas/measurements and quantities to adequately justify estimated costs to replace or remedy Physical Deficiencies and to estimate Replacement Reserve Expenditures.
- Conducts interviews with the owner (or their on-site representative), tenants, service providers, local government agencies, and other individuals knowledgeable about the subject property and its systems.
- Reviews repair/improvement costs incurred by tenants/ownership along with the following documents (if available): certificate(s) of occupancy, maintenance reports and logs, elevator safety inspection reports, Building and Fire Department inspection reports, and warranty information.
- Reviews pertinent property records as furnished by Client and/or property contact. In general, documented information will consist primarily of project contact supplied leasing literature, receipts from repairs and/or improvements, pending proposals, current improvement projects, available relevant Construction drawings, etc. There may also be previously prepared building facility condition reports, ADA surveys, capital plans, etc.
- Writes a report in accordance with the client-prescribed scope of work or ASTM standard.
- Meets or exceeds performance objectives for productivity and report quality.
- Maintains project-by-project communication on programs with Program managers and report reviewers.
- Other duties as assigned.
Requirements:
- Bachelor's degree (BA or BS) from a four-year college or university in Engineering, Architecture, or a relevant discipline
- Minimum three years of experience performing property or environmental assessments or similar.
- Working knowledge of Microsoft Word and Excel.
- Must have a valid driver's license.
- Registered Architect, Registered Professional Engineer or BPI Certified Building Analyst preferred, but not required.
