Position Overview
The Flatwork Project Manager is responsible for managing all flatwork scope, acting as the primary contact between Form-Up Foundations, our customers, and selected flatwork subcontractors. This role combines project management, operations, and cost management expertise, requiring in-depth knowledge of commercial concrete flatwork. Key responsibilities include scheduling, bid solicitation, scope leveling, and change order management. The role involves both office-based work and regular site visits to coordinate and oversee flatwork progress.
Key Responsibilities
- Serve as the main liaison for flatwork scope, coordinating with customers and flatwork subcontractors.
- Solicit and review bids for flatwork, vetting scope details, and leveling pricing based on the company’s schedule of values. Final purchasing decisions for flatwork subcontractors will be authorized by Form-Up Foundations’ Project Executive.
- Develop and manage the overall flatwork schedule for multiple projects, ensuring timely completion.
- Coordinate material deliveries and manage resources in line with the flatwork schedule and subcontractor requirements.
- Manage all flatwork-related change orders, ensuring adjustments are tracked and documented accurately.
- Ensure that once a flatwork subcontractor is hired, they have all current information, updates, and detailed scope requirements.
- Conduct regular site visits to monitor work progress, coordinate on-site tasks, and resolve issues as they arise.
- Interpret and clarify project plans, details, and scope, acting as an authoritative resource for both customers and subcontractors.
- Monitor subcontractor performance, ensuring adherence to quality and scope expectations.
Qualifications
- Proven experience in project management, operations, and cost management within commercial concrete, with a focus on flatwork.
- Strong ability to read and interpret plans, blueprints, and scope details.
- Familiarity with bid solicitation, scope leveling, and managing pricing within structured schedules of values.
- Excellent communication and liaison skills, with the ability to coordinate and manage stakeholders effectively.
- Highly organized, with a detail-oriented approach and strong problem-solving skills.
Preferred Skills
- Bachelor’s degree in construction management, engineering, or a related field (or equivalent work experience).
- Proficiency in project management and scheduling tools.
- Experience with subcontractor management and contract negotiations.
