ESSENTIAL DUTIES, FUNCTIONS AND RESPONSIBILITIES
- Assembles, installs, tests and maintains electrical or electrical wiring, equipment,
appliances, apparatus, and fixtures, using hand tools and power tools.
- Diagnoses malfunctioning systems, apparatus, and components, using test equipment and hand tools, to locate the cause of a breakdown and correct the problem.
- Inspects existing electrical systems, equipment, and components to identify hazards, defects, and the need for adjustment or repair, and to ensure compliance with local and state codes.
- Tests electrical systems and continuity of circuits in electrical wiring, equipment, and fixtures, using testing devices such as ohmmeters, voltmeters, and oscilloscopes, to ensure compatibility and safety of system.
- Assists with completion of renovation check list during housing preparation task.
- Makes repairs and adjustments to air conditioning systems and furnaces within the housing unit.
- Provides annual preventive maintenance to all housing assets to ensure a healthy livable environment for FDIHB tenants.
- Remove, repair, and replace new parts in units, and measures, cuts, bends, threads and connect pipes, tubing, vent pipes to ensure proper operation of HVAC equipment.
- Troubleshoots HVAC system and housing unit and restore back to operational status.
- Performs preventive maintenance work and inspection on all or most of the equipment repaired or serviced and maintains.
- Requisitions parts and materials, maintains records of purchase and other transactions on all work orders.
- Records of all work done through department work order system.
- Installs plumbing fixtures such as sinks, lavatories, bathtubs, showers and water heaters.
- Modifies and repairs sewer waste disposal systems by cleaning stoppages in existing property lines, drainpipes and fixtures.
- Diagnosis malfunctions in the systems and replaces defective component parts. Measures, cut, seams, threads, fits and assemble pipe: caulks and wipes joints.
- Installs relief valves, controls and fittings to existing/new fixtures to ensure proper operation. Locates and marks spot for opening in walls, ceiling and floor through which pipe or equipment is to be installed, hook up equipment with proper supports, hangers, or foundations, and makes required alignment, and adjustment, tests systems or equipment after installation.
- Installs, adjusts, repairs, and services all household appliances.
- Troubleshoots appliances and make necessary repairs or replaces component parts to restore to operational status.
- Converts gas appliance to natural gas when necessary and soap test all new equipment installation. Ensure proper operation of gas appliance by adjusting gas pressure and regulating valves.
- Recommends condemnation and replacement of various appliances when necessary in his judgment based on work history of appliances, ages and condition.
- Installs, repair and replaces all types of locks. Changes setting of locks to ensure security of housing units.
- Makes duplicate key copies when necessary and assist during lockout situations. Installs new locksets and ensure proper operation.
- Performs preventative maintenance, and /or assists other crafts people.
- Documents and completes all work performed on department Computers Maintenance Software System.
- Assists with Housing Renovation Preparation for incoming tenants by completing Renovation Check List.
- Participates in a systematic weed control program for all areas under the aspects of housing.
- Participates in the scheduled preventive maintenance program for all FDIHB Housing Units and coordinate this program to maximize the intended useful life of all FDIHB Housing Assets.
- Removes snow/ice from walkways around the hospital and quarters during inclement weather as identified on Snow Removal Plan.
- Participates in a systematic 24-hour coverage/response for emergency, evening and weekend on-calls for Housing Related Urgent Work Orders.
- Conforms to safety practices and procedures, so that the work area is maintained in a safe and clean manner per established Policy and Procedures, OSHA guidelines and including the listed items.
- Performs other duties as assigned.
MANDATORY MINIMUM QUALIFICATIONS
Experience:
Two (2) years of direct work experience
Education:
High School diploma or Equivalency (HSE) and industry recognized certification from accredited school.
