Job Description: Maintenance Technician

Reports to: Maintenance Supervisor

As an Apartment Maintenance Technician, you will play a crucial role in ensuring the overall maintenance and functionality of our apartment community. You will be responsible for performing a variety of tasks to address resident requests, conduct preventive maintenance, and contribute to the overall cleanliness and safety of the property.

MAJOR FUNCTIONS OF THIS JOB INCLUDE:

Routine Maintenance:

  • Conduct regular inspections of apartments and common areas.
  • Perform routine maintenance tasks, such as changing light bulbs, repairing appliances, and fixing plumbing issues.
  • Address and resolve resident maintenance requests promptly and efficiently.

Preventive Maintenance:

  • Implement preventive maintenance schedules for equipment and systems to minimize downtime and extend their lifespan.
  • Inspect and maintain HVAC, plumbing, electrical, and other essential systems.

Vacant Turns:

  • Prepare vacant apartments for move-in with-in company outlined required timeframes.
  • Ensure all repairs/replacements necessary for apartment to be occupied are completed.
  • May include cleaning apartment prior to move-in, as determined by property budget.

Repairs and Troubleshooting:

  • Diagnose and repair mechanical, electrical, and plumbing issues.
  • Troubleshoot and resolve problems reported by residents or identified during routine inspections.

Groundskeeping:

  • Assist in maintaining the cleanliness and aesthetics of the property ground, including trash and pet waste cleanup.
  • Perform landscaping tasks, including lawn care, snow removal, and seasonal maintenance.

Emergency Response:

  • Respond to emergency maintenance requests, such as leaks, power outages, or other urgent issues.
  • Participate in after-hours on-call rotation for emergency situations.

Documentation:

  • Keep detailed records of maintenance and repair activities.
  • Maintain an organized inventory of tools, equipment, and supplies.

Qualifications:

  • Proven experience in general maintenance and repair work.
  • Knowledge of HVAC, plumbing, electrical systems, and basic carpentry.
  • Strong problem-solving skills and attention to detail.
  • Ability to work independently and prioritize tasks effectively.
  • Excellent communication and customer service skills.

Physical Requirements:

  • Ability to lift and carry heavy objects (50 lbs).
  • Comfortable working in various weather conditions.
  • Physical dexterity for using hand tools and operating equipment.

ADDITIONAL ELEMENTS OF JOB:

  • Technology and Software: Proficient in utilizing property management software for maintenance scheduling, work orders, and reporting. Willingness to learn new tools and technologies.
  • Communication Skills: Emphasizes clear and effective communication within the maintenance team and with other departments to ensure successful coordination and resident satisfaction.
  • Regulatory Compliance: Ensures compliance with local laws and regulations related to property maintenance.
  • Team Collaboration: Collaborates with the property management team, including regular meetings with the Property Manager and cooperation with other departments.
  • May be requested to assist in other areas of community including office support, etc. depending on needs.
  • May be requested to travel to other assets to train and/or assist with maintenance needs.
  • Assist with hazardous weather problems, fires, floods, freezes, etc.
  • Responsible for overall organization and cleanliness of work areas and maintenance shops.
